It is for all except for Vistana and Marriott. Those actually go to the FAQ for each system on the BBS. It looks like the link for Diamond is broken.

I suggest 2 new rows:
1. Ease of renting to others: High, Medium or Low (indicator of whether to buy conservatively or aggressively)
2. TUG Owner Satisfaction: High, Medium or Low

#2 can be a bit of a loaded Q. Make it Resort Satisfaction and it might be ok. For instance Wyndham Sales - Hate. Wyndham Resorts - Love most but not all.

The bigger question is how to rate it. So we need surveys on the forum? I think #1 is a pretty good one, though it will also sometimes depend specifically on what resort or where you own. Marriott is easy to rent unless it is off season or somewhere with oversupply (Orlando, Vegas). Wyndham even seems pretty easy to rent in Orlando given all the Bonnet Creek rentals, however perhaps it is only easy for VIP owners?

No one volunteered to cover Westgate. Can't provide a summary on a system we know nothing about.

If someone wants to write up and consolidate the details, I am sure it could be added. However, Westgate doesn't get a lot of love around these parts and I don't see very many people admitting that they own Westgate.

It's now March 2023... might be time for an update, or at minimum, a thorough review, of the grid....
 
Probably right. I would suggest a new column for Capital Vacations populated as follows:

Exchange System = Global Exchange - proprietary powered by RCI

Number of Resorts = 90ish - kind of a moving target right now

Official Website = CapitalVacationsClub.com

Average (2 BR MF) = $2000 (guesstimate as I don't own with them)

Average points for 2 BR = 200,000 (guesstimate from 2022 directory)

Reservation window = 10 months (11, 12, or 13 months for VIPs)

Resale value = none

Westgate isn't a point system. So I don't think it applies here?

Perhaps Diamond should be updated to HVC/Diamond (Hilton Vacation Club)?
Perhaps HVC/Welk (Hyatt Vacation Club) should be added?

please give me some updated point values and annual fees reflective of 2024/2025!

Renting Wyndham might be deemed easy until the owner gets whacked by Wyndham.
 
have implemented some suggested changes to now reflect the points/fees sections that will indicate the typical cost for both high, and low seasons.

hopefully this will provide more use to potential owners in making it a more "apples to apples" comparison vs the lengthy dispute on what was truly AVERAGE!

Also DVC has added a few more resorts- and big changes to resale for those resorts IMO they are far from Minor -
For example Rivera, Disneyland hotel, & the new cabins resale owners can only book their DEEDED resorts…thats a huge change and honestly kept me from adding on in California.

ill change that to depends then. how many resorts within dvc now?

Also I probably should have mentioned if your considering updating the DVC facts page that all re- sales now have limited use as far as internal exchanges within DVC (2019 ish) they are reduced to the original 14 no newer resorts.

As an owner it’s making me kinda nuts - at the rate they are going they are giving Westgate restrictions a run for thier money. IMO it devalues the product.

I don’t think so- at least not in detail and definitely not including anything the newer condo associations post Rivera…

Again not trying to be a pest but there are also changes to membership - it’s really kinda outdated

would you (or anyone) like to submit the changes to bring it up to date? im always happy to provide free membership extensions for efforts like this!
