Cheapest/Lowest Maintenance Fees/Dues for 2-BR lockout?

Hello TUG'ers,

Like my username suggests, I'm cheap . And I'm told I can split a 2-BR lockout into two weeks.

So my question is: Who has the lowest maintenance fees for a 2-BR lockout unit?

I know the cheap stuff won't get me much in a trade. But I'd still prefer to go cheap . Any suggestions?

I dont know that its the cheapest, but Vacation Village at Parkway has lockouts at about $750 a year.

This is an RCI points resort which if converted to points are worth depending on the season as much as 92000 points

As you may know RCI points owners can use their points to reserve RCI weeks resorts 45 days ahead of check in for 9000 points or less (Florida resorts come in at 7500)

So cheapdad,,one $750 mf, plus a membership fee plus the exchange fees can get 12 weeks of vacation, if you are a last minute kind of guy (just over $200 a week or $30 a night)

And if 12 weeks is too much, VVP has tri annual weeks where those 92000 points are spread over 3 years for one mf payment

If you are cheap, I am assuming you don't want to fly your family clear across the country, so it would help to know what state you are in.

3. If RCI: I don't know if any RCI TS's have L/O's. RCI points would be a better way to go than weeks any way (points are points, vs trading power of that TS week). GrandView in Las Vegas has the 2nd cheapest cost/points. MF's for 80,000+ points is about $650/year and you can buy it for under $100.

4. If II: I'm only familiar with Marriott that has L/O's. If your looking at trading, you don't want to look at just lowest MF's, but the lowest MF's that also trade good. Plus you have to look at the season/week: platinum, gold, or silver.

Shux, somebody on TUG-BBS is offering a 92,500-point biennial unit (EEY) at Vacation Village At Parkway as a giveaway -- el freebo.

If it were triennial, I would be inclined to snap it right up if it were still available.

From what I have been able to piece together, Vacation Village At Parkway ownerships are all 2BR lock-offs that all have the same use-year maintenance fee of $750 or so.

Points values there vary according to demand season -- 55,500 & 74,000 & 92,500.

All 3 of those exist both as annual ownerships & alternate-year ownerships.

Units valued at 55,500 & 74,000 points also exist as triennials, which I found out last year when I saw some on eBay & wound up buying 1 of each.

So far, I have not seen any 92,500-point triennials. That doesn't mean there aren't any, just that if there are I haven't found'm.

Because units of all 3 point-values all have the same use-year maintenance fees, there's no reason to own a dinky unit instead of 1 that's more points-heavy.

We sprang for our super-dinky Vacation Village At Parkway triennial (18,500 annual points) as a replacement for an even dinkier points unit elsewhere that we deeded back to the resort (with permission) because the fees escalated out of control.

Not long after springing, we spied a less dinky Vacation Village At Parkway triennial on eBay (24,667 annual points), so we sprang for that also, with the idea in mind of giving away the super-dinky triennial once we receive all the free points included as part of the eBay deal.

Meanwhile, we've got'm both. Fees won't come due for another year or 2.

If we can wangle 1 of those rare 30,833-point Vacation Village At Parkway triennials -- so rare I'm not even sure they exist -- then that would make an even better replacement for our dinky & super-dinky triennials. Maintenance fees are all equal, so it would mean more points for the same money.

BTW, I heard a full-freight timeshare seller at a different timeshare remark that Vacation Village At Parkway no longer sells any triennial units. The timeshare seller did not say why Vacation Village At Parkway discontinued them.

Yes, there are plenty of RCI resorts that have L/Os, I own one myself. Also, not everyone prefers RCI points to RCI weeks. It's a YMMV kind of thing.

Why would anyone buy into Orlando when its so cheap to rent into? Unless they really like a certain resort and want to go prime time

I'm not trying to be difficult at all but my honest take is that he should stay a renter because there are always some great deals out there, especially for the budget places the OP seems to be implying he wants to use. He's not looking for a free Hawaii week because I doubt CheapDad wants to fly his family to Hawaii.

So why buy or even take something for free if it obligates you to something that may be an albatross one day, and there are a slew of great rentals out there if you do your homework?

My recommendation is to stay a renter.

So far, everbody has mentioned RCI points, but nobody has addressed the PO's question regarding a 2 BR L/O. If it's points, you don't care what it is, where as with a L/O your in weeks.

Many Branson timeshares have MFs around $500.

Don't make the mistake of thinking that you can get two weeks for $250/week, though. There are other costs (assuming you're using an exchange company).

Annual dues at RCI would be about $100/year. Exchanges cost $179. If you want to combine deposits to get more trading value or utilize any "change" you get back, that's $99. So realistically, you're looking at probably twice as much as you're thinking.

There are quite a few lockout units in Wyndham in fixed weeks, and there are quite a few in Branson, too.

I would look closely at eBay and ask questions of the sellers, then ask questions here. Coastal resorts, high-demand times (summer for most areas), and areas where there is a lot of entertainment are great to own. I wouldn't buy Orlando because there are regional blocks that have great affect on my favorite trades.

You need to be able to book and deposit prime weeks to get better trading power, if you want to use RCI.

How Do Fixed-Week Lock-Off Timeshares Work ?

There are quite a few lockout units in Wyndham in fixed weeks, and there are quite a few in Branson, too.

Floating lock-off timeshares I can understand. Make 2 separate reservations. Take a week now in the "A" unit & save the "B" unit for later, or vice versa, or use part & bank part, or rent'm out (either or both), etc., whatever you want, subject to availability -- i.e., wait too late to reserve timeshare floating week(s) & nothing might be left to reserve.

With fixed weeks, though, doesn't the owner get both the "A" & the "B" side during the same (fixed) week?

If so, then the only ways to use the 2 parts separately are by using 1 side & banking the other side, or renting out 1 or both, no?

What am I missing ?

You aren't missing a thing, Alan, but if the main purpose of this purchase is to exchange, then reserving a prime week (both sides) is wise. A fixed lockoff is also a good idea, if you want to exchange most of the time.

So now we have (or soon will have, once closing is completed) 1 of each of the 3 varieties of Vacation Village At Parkway triennials -- dinky (18,500 points per year) & semi-dinky (24,667 points per year) & non-dinky (30,833 points per year).
