Does your contract have this language? I did the math a few times and it’s clearly in addition to the closing costs. I am trying to understand if anyone else had this and if they were subsequently refunded the extra 1000

This is not a properly written addendum. The amount you pay is higher than the total cost of the transfer based on the fee schedule but there is no refund statement.

No that seems kind of strange. I don’t think I had $102 estoppel for instance, I believe it was $99 but maybe because I started it in December?

I didn’t take pictures of everything but it worked out to $3,000 purchase and $2200 closing. The down payment was taken off the final amount.

I should mention you can message her on FB messenger. She will respond to any questions. Maybe one of her team members had something wrong.
 
I have seen her ads charge more for NYC tho. Could be related to that?

It’s almost like it’s written by AI. I still think the deposit applies to the overall cost to prevent someone from saying never mind and the rest of verbiage is stating which of the parties is responsible for each of the costs. Might be bad rewrite of a contract where the seller covered some of those fees.
 
I reached out to Judi about getting a few of these deeds. This was her response:

I received an email from Hilton and 8 of the 11,200 packages on HGVClub on the Boulevard were owned by one person.

There is a mortgage on them of $225,000.00. These are the units that I was send offers to Hilton and verifying points. At this point the cheapest on
on the Boulevard is $2,999.00 and that is the 2/3 unit that accepted the $2,000.00.

I was under the impression hgvc won’t let you transfer with mortgage.

The 3/3 boulevard has higher maintenance fees than the 2/2.

They won’t so I am very surprised that they are listed. They must be paid off by the seller on sale. I know that others have sold but the sale price was more than the mortgage. I am sure that HGVC would require that to be paid first by the sellers.

wow....that is amazing....I wonder if the person was using them or using them for cheap points to rent out, got caught, and now is bailing. If I was going to do that though, I would buy resale Blvd to rent out....hard to make back $200k+...

Maybe the person died?
 
Maybe HGVC took these back and wrote off the bad debt, since it is from the resale department. The busted mega renter is an interesting theory.

it has happened....Judi has told me some stories about them. One person did exactly this....were caught, all reservations were cancelled for the year, so the person was selling their ownership

+ lots of posts re folks being curious about renting their HGVC 'home week' reservations recently...
