We have been Bluegreen owners at Christmas Mountain for over 10 years and are considering selling our ownership, but I am not sure how to value our ownership. I can't find comparisons.
We have 5,000 points annually as well as a flex/UDI which allows us to have 1 red and 2 either white or blue reservations on the books at any given time. As soon as one of the reservations begins, we can book another week. (2 bdrm, 1 bath cottage that sleeps 6)
The flex weeks are separate from the points. We can have a points reservation in addition to the three reservations previously mentioned above on the books at the same time.
This has served us well and I rent multiple flex weeks (and partial weeks) throughout the year to cover (and often exceed) or annual costs associated with owning this property.
Any suggestions on how to place a fair value on this? We are not sure if we are going to list it for sale yet, first we need to know what the market will allow.
