Assist with valuing Bluegreen Points with UDI

We have been Bluegreen owners at Christmas Mountain for over 10 years and are considering selling our ownership, but I am not sure how to value our ownership. I can't find comparisons.

We have 5,000 points annually as well as a flex/UDI which allows us to have 1 red and 2 either white or blue reservations on the books at any given time. As soon as one of the reservations begins, we can book another week. (2 bdrm, 1 bath cottage that sleeps 6)

The flex weeks are separate from the points. We can have a points reservation in addition to the three reservations previously mentioned above on the books at the same time.

This has served us well and I rent multiple flex weeks (and partial weeks) throughout the year to cover (and often exceed) or annual costs associated with owning this property.

Any suggestions on how to place a fair value on this? We are not sure if we are going to list it for sale yet, first we need to know what the market will allow.

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
Sounds like you have a blended UDI (both points and weeks). I think the value of the UDI's have gone down a bit as the hk fees have gone up for each booking. How much is you annual MF's?

Are you sure you have only 5000 Bluegreen points each year? I have never heard of such a low number of Bluegreen points for a "blended" Christmas Mountain UDI.

Also, I have heard that the MF was tied to the number of annual Bluegreen Points, but perhaps I heard wrong. The $1300 annual fee (plus housekeeping charges) is the charge for a "pure" UDI (no BLuegreen Points), and I've also heard it as the fee for blended ownerships with 9000 or so Bluegreen points.

There is a Yahoo Group for owners of UDIs at Christmas Mountain Village. If you send me a PM (personal message), I will send you the URL. That would be a good place to ask about value.
