I find that both Diane's and JudiK's websites are not maintained up-to-date. My first question to ANY broker based upon website listing is "Is this particular listing still available".

You could ask if she has any that are priced aggressively or fell out of escrow.

That is my approach.

ROFR is always a fear, so there is a bottom value you want to respect.

I haven't heard of any ROFR except for SC properties (which is actually the developer exercising the ROFR)

The websites are rubbish. You call them, talk to them, see if you like their personality and ask them to send you a list of what you want. They seem like they call their source, get an excel file and send it to you.

They only make money when it closes, so if they've spent a bunch of time. They just want it gone. Nobody wants an unhappy client.

That said, you spent $50k and someone tells you its worth $5k best case. The mind rails against reality. After a year of listing and no interest, you just want it gone. I wish they had posting dates.



TIP: Buy resale well and sell when you want at current market prices, not what a salesperson sold you.
