2nd HGVC Deed!

Why would the seller not advertise it then?

Back in the olden days (15-20 yrs ago) :D most people bought their timeshares intending to stay there most years. Perhaps some of those Bay Club owner-sellers decided why spend the extra money to enroll in HGVC and pay yearly club dues, if they were going to use their units most of the time? And they were used to trading weeks rather than points with the exchange companies, RCI and II etc.
I intend to use my unit most years, but enrolled in HGVC just in case they changed the rules down the road, or started charging astronomical joining fees.

I think a lot of units are coming up for sale on Ebay cause it's that maintenance fee time of year. Or maybe they don't want to wait any longer for it to sell with their real estate agent :shrug:
 
Congratulation on your purchases. You purchased what you felt would work for you and it's costing extremely less then if you purchased from the developer.

I purchased a Hgvc in Miami for hardly any cost and many of you would say the maintenance is way to high, you should have purchased elsewhere. I purchased where and when I want to go most and have the benefit of going somewhere else if I choose. To me buying hardly any cost and having the advantage to go to my home resort is worth the extra maintence fee each year.

The only thing for certain that will stay the same is it is my home resort. Never a guarantee that that the lower maintenance fee properties will stay that way. I have been timesharing for over 30 years and have many timeshares. I've witnessed the past or present does not guarantee the future when predicting maintence fees or assessments. Just my opinion.

So Bay Club points are ALWAYS available for activation whereas from what I understand some units at Elara and the some of the California resorts do not have points for the resales?
