* Owners, please report your Weeks MF's as they are billed (NOT proposed/estimated) in this format:

  • Resort Name/Unit Size
  • Operating Fee
  • Reserve Fee
  • Property Taxes (or note if they're billed separately)
  • Developer Subsidy/ Special Assessment (where it exists)
  • TOTAL
  • Increase/decrease over 2024 MF's whether in dollar or percentage value (optional)
Please don’t just give the total MF but include the breakdown for Operating Fee, Property Taxes, and reserve fee. It is not necessary to list/include HGVC club dues or ARDA fee.

Please also include (if possible) the MF’s for the other room sizes than what you own. These can normally be found on the budget report (usually towards the end). You can also submit new MF information to the HGVCMFs.com db by using the form here.

The HGVC Resorts with the Lowest MFs can be found here. This website will have all of the TUG member-provided MFs from 2013 to present. In addition, you download all or a selected resort of the HGVC MFs for a selected year here. Both all 2025 HGVC MFs reported and the Lowest 2025 MF/pt ratio resorts dated 10-25-24 in Excel spreadsheet format are included in the attached zip file.
Note: This will be updated when we get enough reported 2026 MFs.

Important Note on MFs: In general, HGVC and HC MFs are determined by room size and not by either room class or season. Using Ocean Enclave 1BR as an example below, the MFs are the same for all of these 1BR rooms and seasons. MFs/point ratio will be very good (low) from the 1BR Premier in the Platinum season and very bad (high) for 1BR in the Silver season. I am now reporting all units and season in the report. The complete information for all reported 2025 MFs/past MFs through 2013 can be found at http://hgvcmfs.com.

Note on Florida MFs: The Real Estate Taxes for HGVC resorts are determined by season.
Note on California MFs: The Real Estate Taxes for HGVC resorts are determined by both room types (ie. regular, plus or premium) and season (platinum or gold)

US AI dues are $382 vs $371 in the prior year, up by about 3%

I own bHC contracts and have the AI option, and my Club Dues for 2026 posted as $390 (versus $371 in 2025), and I'm domestic.

HCNY Club Dues haven't posted yet, but will update with what posts when it does.
 
I also see $390 as domestic AI.

Is $390 automatically billed? Or is it optional and need to call to add?
