HCNY 2026 MFs have posted. I own 11,200 HCNY points, which are sold as points and not associated with a specific room size/season, so ultimately the MFs are a straight calculation of a per point value. For 11,200 points, my HCNY MFs are:

2026 RE Taxes $267.40
2026 Reserve Fee $219.10
TOTAL $2,550.80 (or $0.228 per point, an increase of $0.0067 per point [~3.16%] over 2025 MFs)

Also, 2026 HCNY Club Fee is $390 (up from $371 in 2025).

Yes, all 3 rooms types in all seasons all have the same MFs. This is because all units at Ocean Oak are 2BRs with the exact same layout.
