Hmmmm my statement for 8K points is $2141, I am assuming the 22 cents per point is for ONLY the operating fee, then add on taxes and reserve fee? I couldn't find a break down on my phone app for HGVC but the total is $2141.

Hmmmm my statement for 8K points is $2141, I am assuming the 22 cents per point is for ONLY the operating fee, then add on taxes and reserve fee? I couldn't find a break down on my phone app for HGVC but the total is $2141.
I suspect that your actual fee is $2141.40 which includes the NCNY club fee of $371. Refer to Post #106

Unlike most locations, this is one where the MF's are different for the same room type ie: 1BR lower MF's than 1BR+. Obviously lower points too.
The Quin is another one. The Residences has broken out the MFs for the 3 different studios and 2 different 1BRs but all studios have the same MF and all the 1BRs have the same MF.

The other interesting thing from the budget reports is that both The Quin and Central at 5th sold partial weeks (either 4-night or 3-night).

One of those 3-4 night deeds might be an efficient way to get All In, especially an EOY one. Resale of course;)

Last year or maybe the year before, I thought that this was a good buy. Well, not anymore looking at this MF history. You even got a favorable exchange rate this year.

The operating fee going up 60% in one year is pure insanity.
No, we don't know what the OF increase is. We would need to know that breakdown. If I don't have the breakdown, then I just report everything in the OF column on the db. Just look at the overall MF increase column.

Ok, so Flywire or somebody messed up and billed my 2025 Club dues twice, which led to everything being thrown off. I have the details now and can see what happened. Is there any way to edit or delete my original post so the incorrect information is removed?

Ugh. Marriott Maui Lahaina Villas 3 bed 3 bath ocean front. For years i thought we were the only profitable timeshare, at some points getting nearly $3k over MF. but they have jacked them up so much, i wish i never did it. This is week one.
