I see that the 2025 Abound Points Charts for the various resorts are available on the MVC site....and about a month and a half earlier this year than the past few years.

Anybody out there with the skills to put them all in one nice PDF file for easy reference. Not to put him on the spot, but @DanCali was the mastermind of last year's efforts seen in this thread.... https://tugbbs.com/forums/threads/abound-2024-points-charts.350154/#post-2906504

I'd be interested to know if anything stands out in terms of increases or (far less likely) decreases in the number of points needed for any particular resort/season?

They are pretty much static, save for a few nuances around holiday weeks if they have different points requirements for those.

Yeah, I figure as much, but I know people have asked about points increases and I'd be interested to know if if somehow ever does happen outside of holidays.

The increases are in the costs of those points, not the number of points to book. So the cost per night/week effectively goes up.

I was actually ahead of this - saw it yesterday too and was already on it. :)

Unfortunately, seems like their IT department didn't get it totally right. Quite a few charts load up as blank. I was willing to give two missing HHI a pass, but stopped when I saw that the Grande Vista and Cypress Harbour charts were not actually there. They are listed, but are empty files...

I don’t think MVC IT has heard of QC.

Thanks though. Glad you are on it.

So I went over all of them. Seems that the following cannot be downloaded (if something changes with that, please let me know).

Cypress Harbour
Grande Vista
Grande Ocean
Harbour Club
Paris
Aruba Ocean Club
DSV I
DSV II
Pulse San Francisco

Hopefully they can fix this issue and I'll put it together. At this point I already did much of the work...

(PRELIMINARY FILE) 2025 Points Charts

This is what I have so far.

It's missing the 9 resorts listed in the prior post, but who knows if they'll ever upload those files properly... (meanwhile, use the 2024 files from here, if needed)

Enjoy!

Dan, these seem to be available now.

Let me state by saying my understanding is based on what I was told by a sales director when the point system was originally introduced. The total point system is locked. So let's say there were originally 1,000 total points. A property(ies) could be reassessed at a lower point value but other property(ies) would have to increase so the total is back to 1,000. This explanation was before the recent acquisitions. Though in actuality it should not change the original deeded properties. But I never discount the "opportunities" MVC finds to get the upper hand. For example, when they went to the point system they incorporated a "VIG" (gambling term that favors the "house"). Here's an example of the VIG: I own a platinum O/S week at OceanWatch. My point value is 3900. If you use MVC points it will cost you 4175. Get it?? You have to pay to play.

Here we call it the "skim."

Its very rare that properties get re-assessed, I think it has only happened once to one of the Orlando properties and owners got some form of compensation.

The total points value across the points portfolio is not fixed, it is underpinned by the deeds in the land trust and goes up (or down) on an ongoing basis, according to the points value assigned to the weeks held by the trust.

I think you heard incorrectly or else I'm reading your intent wrong. As I understand it each property is locked to the number of options assuming all converted to points so if they raised one week they lower another. A points system is inherently inefficient so some loss going from a weeks system to a points system is understandable. IMO they went overboard in some cases. One could believe they did so based on greed or based on a conservative approach to be sure they didn't end up oversold, I tend to believe the latter. If you use your week you lose nothing so it's not truly a loss.

1. Are you saying the points can change within a season or week with in a single property? If so, that is totally different than what I thought to be the case. I was told they could not make individual changes. But again it's not like we have not been told "stories" previously or since!
2. In addition owning a deed I also want have points (stupid as I am!). So if I want to stay longer I have to pay the "VIG". Such is the "benefit" of being an owner and a Chairman. Oh that's right, I shouldn't expect any real "benefit" of being a Chairman.

WOW! It's worse than I thought. What stops the trust from continually increasing the pts? Of course at some point they could "cook the goose that........."

I believe you and Hindsite are talking two different things. You are talking points needed to book an individual ressy at an individual resort, during an individual time period, and I believe Hindside was referring to points underlying the beneficial interests that MVC sells.

As I understand it every week or even every day could change as long as the total for the year for that resort stays the same. IMO it's not a big risk unless you're targeting a specific week. More realistically holidays will get you. One thing that has gotten me is that the points calendar assumes a Friday check in so if one checks in Sat or Sunday some years, that week may be more. For example the highest week on MGO's Calendar is 4500 points for an Oceanside 7 night stay. I've paid 4825, 4950 & 4875 for 7 nights in an OS starting Saturday there the highest week over the past 3 years while that week is listed at 4500 points.

If the entire system were just points, you wouldn't see the higher costs of weeks vs points but they'd still be there. You could always get 2 weeks and stay 2 weeks or even most resorts allow split stays (3 & 4 days) which you could potentially use for a similar situation. If you do 2 weekends with one week, it tends to be a lot more expensive. Points give you flexibility but they come with a cost. I use weeks I own, points and exchanges playing to each's strengths as it applies to my situation. Your situation will be different but sounds like it's likely more similar in that each would give you benefit used appropriately. IMO having week with points tied to them is by far better than just having points assuming good underlying weeks. Just weeks and exchange will almost always be cheaper.

Of course we're not talking about how the points you get for a week could change, that's a totally different discussion.

Here is the wording from the Trust POS....

Subject to the limited calendar adjustments described in this paragraph, any increase or
decrease in the number of Points for Use required to reserve a designated Use Period pursuant to
Association Delegee’s right to amend the Point Schedule as set forth above must be offset by a
corresponding decrease or increase to the Points for Use for other Use Period(s) occurring during the
same year as the designated Use Period. Points for Use for a given calendar year will fluctuate from year
to year as a result of the number of weekends that occur during that year, leap years, the occurrence of
“Week 53” as defined in the Component Declarations, and which day of the week a holiday occurs. As a
result of these fluctuating factors and differing demand which occurs because of the calendar
permutations, the number of Points for Use may fluctuate for a given Use Period; provided, however,
that the Points for Use for a Use Period in a specific calendar year that has the same factors as another
specific calendar year, may only be increased or decreased pursuant to the preceding paragraph. Any
modification to the Point Schedule shall not require approval by the Beneficiaries.

How is it that the amount of points to stay at your home resort in the season that you bought is higher than the number of points you are given to use? For Harbour Lake I could not use my points to stay at my own home resort since the points allotted to me are lower. They (Marriott) should really give you the same amount of points that they charge for your resort in the season that you purchased.
