I recently bought a timeshare through Grupo Mayan, and was told I could resell my red week through Alliance Integrated Marketing Systems (their website is "analliancethatworks.com"). They claim they have an enclusive agreeement with Grupo Mayan to resell timeshares through the Wyndam conglomerate. Anyone had any experience with Alliance Integrated Marketing Systems?

Thanks, Ron:wave:

I have no personal knowledge of this outfit, nor of Mexican timeshares.

That much clearly and openly acknowledged right up front, I can say with conviction and certainty that in my own 25 years of timeshare ownership, I have never once heard of any entity with the word "marketing" in its name (...and there have been many) that was anything but a useless, upfront fee "advertising" operation, highly unlikey to ever actually sell a timeshare --- at any price. The only goal and objective of these types of parasites is to collect a fee from you. They have no incentive therafter to do anything further for you, since there is really nothing more in it for them after your voluntary contribution to their bank account. Take that long standing and consistent personal observation for whatever it's worth...

I also fail to see how the Wyndham name could be applicable here. Not to suggest that Wyndham is saintly or lily white (...it surely isn't), but to my knowledge Wyndham only sells Wyndham --- Wyndham doesn't sell Mexican RTU contracts with which they have no actual affiliation....

Welcome to TUG - I can't advise you on that particular resale company, but unfortunately, the bottom has dropped out of the resale market, and in this economy you will probably take a loss of 50% or more, if you sell now. If you financed the purchase, you probably won't be able to sell it for enough to pay off your loan.

You might want to consider other options.

How to sell then?

Thanks for the unfortunate wisdom. :( I am in the same boat with Ron. Can either of you, or anyone else, point me in the right direction to investigate selling our Grupo Mayan timeshare?

Thanks - Wayne

I purchased a timeshare through Grupo Mayan just 3 weeks ago. During the 7 hours sales presentation, the sales people and the managers show you all kinds of numbers about how you can make money, or at least pay-off your purchase, by calling Alliance Integrated Marketing Systems and having them rent out your weeks. In my case for example, I have 1 registered and 1 "vacation fair" week per year at the "Master Room" (also referred to as a "studio"). They told us that we could simply call Allied Integrated Marketing Systems and they would take care of renting our weeks out to someone for $700 per week. After much questioning, they also claimed that they can successfully rent it out at least 88% of the times. Supposedly, this company works with Wyndham to rent out the weeks.

After returning to the US, I called Alliance Integrated Marketing Systems to rent out my 2 weeks (spoke with Mark). In summary, their story goes as follow:

- They collect all weeks from the individual owners that want to rent out their units and give them to Wyndham.

- They rent out my studio unit for $700 + $419 (maintenance fee) + a few more bucks ($50 or $100) for Wyndham to make their profit.

- These units are successfully rented out 80% - 85% of the times. However, since I'm in the group for the "5,000 contracts", which get priority over the other renters, my changes would be almost 100%.

- They and Wyndham do all the marketing and logistic work for you. You just get the checks in the mail.

- They charge a one-time enrollment fee of $349.

Why I haven't signed up for the service yet:

- Almost everything the Grupo Mayan sales people told me during the sale turned out to be a shameless straight lie. I'm afraid that this may just be another one.

- When questioned, the Alliance Integrated Marketing Systems representative, which was clearly a very clever sales person, could not provide any official statistics of their success rate.

- When questioned, the sales rep could not even show me where or how exactly they market the units. Is there a web site that I can view your posts??? I don't see your rooms in the big web sites, such as Expedia or Book It. Where are they??? The best answer he could come up with was: "We send the rooms to several travel agencies."

- Later I found the following web site:
http://www.wyndham.com/hotels/CUNMP/main.wnt
From this web site, I could see that Wyndham is renting my room for about $900 per week.
The following web site rents it for $650 per week:
http://www.funsunmexico.com/
The question:
How is this company is expecting to rent out my room for about $1,200 per week?

Conclusions:

In summary, it looks to me as just another scam to ripoff people that have already been ripped off by the Grupo Mayan. Still, part of me keeps thinking that this may be the only way to minimize my loss (hope never dies...). As a result, I would be very interested to hear from people that paid the $349 enrollment fee and signed up for this service. Do you think it was a good deal, or do you regret it? How effective have they been?

Best regards,

-Gus

Over the years, Gus, we have had numerous Grand Mayan owners show up here who have posted about the rental program pitched to them during the Mayan sales presentation. It might this particular program or it might be earlier versions that predated any relationship between Mayan and Wyndham. None of those individuals have ever reported any bit of success renting out a unit via the rental program pitched to them by the Mayan.

Not to diminish the experiences of everyone else listed here, but I listed with Alliance Integrated Marketing Systems last February and I am happy to say that I received my first rental check just yesterday!
:)
I am also one of those Grupo Mayan members that was "mislead" on previous presentations, so when my husband and I went on the update presentation we swore we weren't going to do anything else(of course). When they told us about Wyndham and the 5000 contracts, we were super skeptical, but we really wanted into the Grand Mayan so we bought. We gave our weeks to this company (AIMS, for short, I think) right away and yesterday we got our first ever Grupo Mayan rental check (after over five years of being with the Mayan)!

All I can recommend to the first person that posted up there is to give it a try. Now, I did list both of our weeks with Alliance Integrated Marketing Systems, and I have only received one check so far. It also was a little less than what the sales people quoted us, but its amazing that we got anything, so I'm pretty happy. I'll keep you posted.

Yes dear readers!!! We can now officially class this as a timeshare marketing ripoff thread. We now have the met the required standard of having a first time poster show and register for the sole purpose of telling us how wonderful this company is!!!

*****

If you are not a TUG regular and have arrived at this thread after doing a Google search, you should take the above post with a grain of salt. Well, more than a grain of salt. I suggest you go to the Bonneville salt flats, put as much salt in bucket as you can reasonably heft and handle. and throw that over your shoulder.

This thread matches a rather common and tedious format. Someone makes a post inquiring about some timeshare marketing company. Sometime later a first time poster appears, raving about how wonderful the company is, how the company was so effective, how this company is not like all of the others (many of whom have followed the same shilling pattern), and urging everyone to use the company.

AIMS Update

I thought I would let everyone know that I still haven't received my second rental check from AIMS yet. I received an email from them a couple days ago saying that because of the swine flu my second rental was rescheduled to August. I called them this morning (the email made me nervous) and they were actually able to give me the dates and the resort that the renter is staying at. Again, it seems like I'll be getting somewhere between 2-3x's over maint fee. They also offered to send me a copy of the reservation request so I can know that the room is really rented.

Frankly, AIMS is not perfect, but they're a HUGE IMPROVEMENT over the last companies that we've worked with. Most of the time the other companies wouldn't even answer their phone. I've been satisfied with the service that we've gotten from AIMS. I can't tell you about their resale services, but it seems like the rental part of their company works.

And now a second post touting this company. As Steve mentioned earlier, there is 0 reason to believe the success of this newbie/previous poster. Let's think this through if you have come to this thread because you are considering doing business with Alliance Integrated. If the units could be rented at a profit, why would they even be available for sale. The sales people would be jumping all over the opportunity for guaranteed cash flow and would buy them for themselves. Secondly, I have seen top end Mexican A.I.'s going for less than $700pp per week including flights. These are top end, 5* resorts (that I have stayed in) that use top shelf liquor but are struggling with the double whammy of swine flu/violence and doing whatever they can to attract customers. Yet this newbie claims to still be able to rent for a profit with only a slight delay in their cheque. Yeh right! Go find a uneducated market to preach to.

Actually, the intent of the shill isn't to preach to us. Instead the shill goal is simply to create a thread that misleads people into believing that owners are profitably renting their units through the company. The hope then is that the person Googling this company will look at the thread and assume that the company is credible.

Comments to people viewing this thread because it showed up in a web search

Read this thread and believe what you want. Here at TUG we usually have at least one of these posts per month, in which someone who is a total new poster appears and begins posting the plaudits of these various companies. We are almost dead certain these are false, shill posts. Sometimes we can even assemble specific evidence that the person making the posts is likely a shill.

Many of us who are regulars here have been involved in timesharing for years. A few of us (not including me) sell and rent timeshares as a hobby, and actually make a bit of money doing so.

If there truly were a company that could rent or sell timeshare in accordance with the claims of these companies, we would be totally into these companies.

But we know from experience that what people such as our poster above are asserting just isn't true. If it were, we would be partaking ourselves, and we sure wouldn't be letting others in on it to spoil our deal.

Evidence behind the scenes suggests that the location where "Stephanie" is posting from is in Mexico - in or very close to the same location as the Mexico headquarters for the company she is touting. It's certainly possible that she could have been there on vacation for one of her posts. But for both of them - a month apart?

Hi Steve,

New to this forum. If this is a scam can the TUG admins flag this thread so newbies will not be scammed?

Just a thought!!!

We don't really have that function here on TUG but Mods, and other very knowledgeable Tuggers have commented on this in the thread.

Or, she's raking in such big bux by selling & renting out timeshares that she can take month-long vacations south of the border.

Thank you!!

We went to the sales lecture about the Mayan and thought we could sell our old timeshare and rent out this one- get ahead of the game. When we got back to our room, I read this information and found out this was probably not true. So we went back and asked for a letter to show we would get the $700 for each studio we purchased. They said yes it is guarantee but we cannot put in writing. I told them to take the deal and shove it as when I got home, most likely wont get any rental money or old time share sold. "read fine print about no guarantee of this--they tried to hide this letter when we went in to rescind the contract". :whoopie: You only have 5 days to rescind---I feel so much better we did!! thank you for all information on this site.

What did I get myself into...

Hi folks,

I just googled AIMS and found myself on this site. I bought a studio at the Mayan Palace about 3 weeks ago with the same pitch that I can rent out my 2 weeks that I purchased there and profit $800/wk. They said I'd make more if I rent on my own and gave me a sheet with tips on how to do this. And then they gave another sheet of Vacation Ownership Rental & Resale Companies if I wanted to hire someone else to rent my unit out for me. As the previous poster indicate, these companies would do all the work for one lifetime fee. I asked if this was a guarantee and they said they can't put that in writing since that's up to me when I want to release my weeks to rented to the other company, which has nothing to do with them. AIMS happens to be at the top of the list. Based on what others have said on this thread (that noone would do this because there's no profit for them), should I assume that all the other companies on the list are also scam? Here is the list of the companies:
AIMS - Alliance Integrated Marketing Systems
Continental Connections
Resort Rentals
Imperial Property Management
Destinations International
RnR Listing Network

The follow up question is should I just try to rent this out on my own. And if so, how hard is it to do? This is the first time I've done something like this.

Also, the appealing part of this sale was that I could rent out the 2 weeks I bought without worrying about losing the opportunity for the income while still getting to benefit from being a vacation owner because they were giving me 60 "breakaway weeks" through HSI (Holiday Systems International) to use over the next 30 years. I only pay when I use and no maintenance fee if I don't. Is this a scam as well? I just googled them and there were some complaints about people trading and/or selling timeshares. But this is not what I'd be doing with them. The BBB rates them as an "A" company so I'm hoping it's not as bad as it sounds. Does anyone have experience with using HSI just for the breakaway weeks?

After all this scamming, I'm starting to regret that I bought this at all because the whole thing sounds very stressful. Does any one know if there's anything I can do now that it's after the 5 days to cancel the contract? Hope to get some responses. Any guidance on here would be greatly appreciated.

Stop and think about this for a minute. If there was that much money to be made, why are they selling those weeks instead of renting the weeks out themselves?

And if you can get past that point, the next question is that if there is that much money, why are they wasting their time selling to little guys in onesies and twosies instead of to well-heeled investors who will buy them in bulk? Smart, well-financed investors are always looking for opportunities to turn that kind of money, and people who have a product that can generate those types of returns sell it there instead of trying to rope people in off of the street.

Thanks for your response, Steve. I did ask the sales person at the Grand Mayan that very question and they explained that they prefer I don't use my weeks and get others to rent so that the more new people who come in, there is more potential buyers or free advertisement for them. They further explained that they sell at 67% of the time. In fact, they would deposit the amount of my maintenance fee each time that someone renting my week makes a purchase, like my commission. I suppose I shouldn't bank on this either? Does anyone who owns at the Grand Mayan actually reaped this benefit?

I did ask the sales person at the Grand Mayan that very question and they explained...

How do you know if a TS salesman is lying? His lips are moving.
Sorry, but you've been had. Look for TS rentals in this location yourself on websites like Redweek, VRBO, and read the sticky note at the top of the board on how to rent your TS.

Unfortunately, there are plenty of scammers who will promise the moon, take your money and produce nothing. Your best bet is to do it yourself or to sell them and accept the loss as a lesson for acting on impulse instead of doing your homework.

They further explained that they sell at 67% of the time.

they also claimed that they can successfully rent it out at least 88% of the times

These units are successfully rented out 80% - 85% .... my changes (chances ?) would be almost 100%
