My answers are: Presidential Resort / Wyndham Bonnett Creek, all before TUG, purchased Presidential for day use, purchased Wyndham for APR @ Bonnett Creek (upgrade to VIP gold, and PIC in of my Sheraton Vistana Week) ... don't really regret it...life isn't about regrets...its about learning to dust yourself off and be happy to be able to enjoy the ride :D

My resale purchases where: Wyndham Nashville / Sheraton Vistana (and some other's that I have since resold)

I bought a Fractional Ownership from a developer over ten years ago, before construction started. I bought it to use the facilities, trading off season weeks and as part of a rental pool. Never heard of TUG and the particular purchase would have been made then anyway. It has doubled in value based on recorded sales and rents cover my expenses. They auctioned off the remaining units a few years ago and my unit went for about what I paid for it at the beginning. AFAIK, I never could have gotten it for a lower price anytime along the way. Guess I was lucky.

The rest were resales of one type or another, Sheriff's sale, Estate sale, Broker and eBay. Happy with all of them and done buying (and selling until I am to old and feeble to travel). I use all of them myself and still keep the original fractional for trading, etc.

I purchased a RTU TS back in the early 1980's. Paid $6,000 for 20 years at Split Rock in the Poconos. In those 20 years, we did our home resort probably 1/3 of the time and stayed at their sister resort in Bonita Springs, FL probably three or four times. Beyond that, I exchanged the other years for Orlando (twice), Nashville, Lake Tahoe (twice), Germany, the gulf coast of Mississippi, and some lake community in Texas. Never once regretted it. MF's escalated over the 20 years, to include a surprise end of the contract term three year SA (which didn't make me happy) but whatever.

Since the time that RTU agreement was coming to an end, I've bought three via resale . . . I believe all before I found/joined TUG. My resale purchases were FF (now Wyndham) Kingsgate fixed week bought in November 2001; Lifetime in Hawaii floating 1-52 week bought in spring 2003; and FF (now Wyndham) Flagstaff fixed week bought in February 2004. I have also acquired a 77pt Wyndham contract from my sister, for only the closing costs (April 2007).

The funniest story about buying a resale was my Lifetime in Hawaii purchase. I was planning to attend a conference in Honolulu. I knew that my association could not afford the $200+/night hotel rate for four or five nights, so I figured buying a timeshare there might be the best way to do. They paid for my airline to Hawaii, I put up the accommodations . . . and my husband and I had the start to a very nice two week trip to Hawaii. (We piggy-backed a week in Maui!!)

Since that time, we have been to the timeshare in Waikiki, Oahu three times, rented it out twice and gave it family once. We'll be back there in 2009 :) (We try to make it to Hawaii every-other-year.)

I don't totally agree. I've owned timeshares since last century and just last year bought two from the developer, there are economic reasons to do this with some resorts and some systems, but most TUGgers are too caught up in the mantra.

Had I not bought from Marriott 14 years ago, I likely would never have found the wonderful world of timesharing. I also bought two more timeshares from Marriott - in 1998 and 2004. In each of the latter two cases, I bought pre-construction and got a boatload of incentive Marriott Rewards points, the value of which brought my net cost for each to less than what I can sell them for today.

And I have had the luxury of many marvelous vacations.

If I had the same choices today, I wouldn't change a thing!

My one resale purchase was a bargain, but I might not buy that one if I had it to do over again.

We bought three from the developer before I found Tug.

The Cove At Yarmouth, Summer fixed week 29 bought it in 1984. Bought this unit after looking at a picture at a pre-construction price. Spent many wonderful vacations on Cape Cod until I sold it last year. No regrets.

Marriott Cypress Harbour, Orlando bought in 1999, got two expense paid trips to Hawaii using MRPs and many wonderful trades to Aruba and several trips to Disney which we love, that's why we bought in Orlando. Wonderful property. Absolutely no regrets.

Most recent purchase (2005) on a trade to Phoenix area, we toured the Westin Kierland Resort in Scottsdale and we immediately fell in love with the property, the lock-off feature and the internal trading system. Bought a gold EOY right there on the spot. No regrets on this purchase either, we are going to Harborside at Atlantis next May on an internal trade. :cheer:

I guess I'd like to also chime in that buying from developer, while perhaps not the best deal you might find out there, is usually still a good economic decision *if* you vacation annually and are paying somewhat high room rates.

The math works . . . take 7 nights x $150 to $200/night x 20 years of use and you come up with $21k-$28k and that's at today's prices, no inflation. (This would be for a hotel room, no kitchen or other condo-like amenities.)

When you can buy a week of timeshare ownership/use for say $15k plus MF's of let's say $500/year you're looking at $25k in total ownership price for a 1BR timeshare unit with kitchen. Add in the incentives, bargaining down the purchase price, etc. and you can easily make the case that buying from the developer is still a decent deal.

While you can do better buyer resale, your investment isn't as great as buying from the developer and therefore you don't have to be in for the long haul to really reap the value of ownership that only makes sense over time (at least 15 or 20 years).

After dealing with Rci for almost five years and hating Rci while owning in PV.Mexico we checked out the Ridge Tahoe and loved it. Also it was within four hours of our home so getting there was easy.:cool:

We caught the bus tour up to the Ridge after getting $150 in gambling chips for something we already decided to own.

The Tower was about five months from being finished and was perfect timing for next vacation.

We listen to others on the bus run their mouth like experts about just there for the gifts and would never own a timeshare.

I stated it was great investment at our age to own at the Ridge for future vacations and trade value and I was right on both accts.

I listen to offers being made to others while wife and I drank wine and then called person in charge over and told her that we were here to buy and wanted the main sales person. We told her no games or we are out of here so only thing dumb sales person could do was kill a deal with bad offers.:hysterical:

We talk to the salesman and hearing offers for the Tower of $24-$28000 to others so we were ready.

I told them we wanted one offer to us and it better be their low-ball price or we are done.

He talked to the manager in charge of the whole sales and came back with price for prime every year of $16500 and first years mf paid after opening of the Tower.

I was shocked because my wife told him we could use little gambling script and he came back with $500 good at Harrah's where we stayed on all our trips to Tahoe.:banana:

She doesn't spend a lot on slots so she cashed it in at the casino and gave me another two hundred to gamble.

We came back in a limo and have never regretted buying the Tower.

We sold it about five years later only because both of us being union workers had trouble getting weeks we wanted because of how late we would pick our weeks. We sold it for $12,500 to a lady that already owned a week at the Tower.

We bought to stay there but had to do exchanges and went to Orlando one year and Cancun and Hawaii twice so exchange with II was great.

When doctor made me retire in 2005 we ran back up to buy the summer Naegle and last year we bought a Tower even year so our feelings have never changed about the Ridge.

The Ridge was ahead of its time back when they started it and at a Marriott showing in Orlando they even talked about going with lock-off and other idea's that the Ridge Tahoe had started in Lake Tahoe Neveda.

This is why the Naegles were only units with no lock-off units being first building and winning all kinds of awards.:wave:

All our timeshares have been bought from the developer.

We bought the first one at Deerhurst Resort in 1985, after discovering timeshares while on a family vacation to Florida the year before.

In 1992, we bought Disney points at OKW, followed by Disney HHI in 1996. We have recouped our initial investment several times and could still sell for much more than we paid.

In 1997 we bought our first Marriott preconstruction, with lots of incentives. A few years later we bought a bronze week at the same resort, and received a world trip, which brought the cost of the week down to almost nothing.

A few years ago, we bought another three weeks at Deerhurst, which had been returned to the developer. These weeks were quite inexpensive, and they are great traders.

All our weeks except the Marriotts are RTU, which we prefer.

We are exception to typical Tuggers who buy resale and prefer deeded resorts.

We have done very well with our timeshares, and have no regrets.

My first purchase in 1992 was from Playa Linda in Aruba but it was a closeout sale since they were closing their sales office to concentrate on their new development Costa Linda. We went to several sales presentations during that week and on the day we were leaving I called the sales office and told them we were coming back to buy. Not only was it 50% off at Playa Linda but they were about half the cost of all of the other timeshares we had looked at like La Cabana, Divi and Caribbean Palm village plus we liked Playa Linda and their location better than any of the others. We originally looked at a week 49 ground floor with no view and ended up with a week 51 ( Xmas week) with fantastic pool and ocean view for $200 more than the first week that we looked at.

We didn't even consider another purchase till we discovered resales about ten years ago and have bought and sold well over 20 timeshares and currently own eight weeks.

Funny but we still feel that our first purchase was our best and now own two weeks at Playa Linda.:D :banana: :wave:

We bought our first timeshare from the developer -- in 1989 we paid $5,195 for a one-bedroom week 22 timeshare in Pigeon Forge, Tennessee. That was long before TUG. Then we discovered the resale market, and have bought and sold there.

We have only one regret about that first purchase -- we should have bought a two-bedroom.

I bought one new and all the others resale

I purchased a Monarch Grand Vacations (MGV - -155 Points which gets up to a 2 bedroom for a week) from the developer in 2004 for $12,000. We bought it due to the location in Las Vegas to Lake Mead as we go boating and wave running every summer for a week and had been paying for 2 and sometimes 3 rooms to accommodate our family. We can go for one night or get various size units which sounded perfect at the time. We did not know about resale or TUG at that time or we would not have purchased it. We are still making payments.

Then I bought Kona Coast in Hawaii - $4000, Jockey Club in Las Vegas - $2000, three more resale MGVs to get additional points for trading or going to their other resorts or use for additional family members on our vacations - various prices, Marriott Cypress Harbor - $6000 .....and a limited 4 usage on Royal Sunset in Cancun which expires in 2013 and is the only one that we regret purchasing - but it was cheap at $99. The right to use expires in 2013 and it is a EOY. Lately - everything we bought resale is now being sold for even less money than we paid in 2006 and 2006.
We use all of our weeks ( 4-5 weeks of vacation) every year for vacations or getaways with friends and family. Some years have been a juggling act and only by putting them into RCI or II were we able to avoid losing them as we had already used up vacation availability at work.

Like everyone else is stating - - RESALE is the only way to go.

I purchased all 24,000 points directly from Hilton before I learned about TUG and resale. I dare say that although I could have saved a great deal of money, Hilton has delivered exactly what I payed for and then some. If I decide to purchase another TS I will most likely do so resale. However, Hilton has been very honest in all their dealings and I am very happy with the wonderful world of timesharing.

Bought Hyatt from the developer before learning about TUG for 18,500. Used it for 3 great vacations, used the incentive points for another one, and sold it for 13,800. I figure that put us about even. We didn't regret it because it taught us about the world of timeshare. We realized Marriott was a better fit, which is why we sold Hyatt. One of the 3 vacations was in Aruba at the Marriott, so that's what we bought - resale - from Seth Nock. Then we bought some Hilton points from him - resale. Finally, we bought Manor Club Marriott developer for the points. I'm still not sure if that was smart or not - we KNEW enough to make an informed decision and decided the lower maintenance fee, 110K per year, plus the incentive points made it worth it.

We're going to Hawaii on that purchase with points this year- so that's got to be worth some of the extra cost of not purchasing it resale (I figure it cost about 9K extra to buy it developer). The fact that FF miles are so hard to come by now on the airlines makes me slightly regret getting into buying developer, but not a major regret. I think if I could do it again, I'd just buy Marriott points each year - but oh well. I figure we have our 401V (vacation vs. retirement) complete - we have pensions -we'll ride out the economy (and HOPE AND PRAY). The house is almost paid off - but kids on their way to college in a few years.

Sometimes I feel guilty going on fancy vacations when I could have the money put away for college, retirement, etc (again - we do have those things - but obviously not as much as if we had no timeshares).

All of that said, when I go to my picture trail and see the memories of our vacations with our kids - I think - you know, life is short and we're LIVING IT. No, I don't regret a thing.:hi:

Resort World of Orlando; two-bedroom July 4th fixed deeded week.
Why or how did you do it?
We were staying in a motel with two little boys. A two-bedroom unit was so much better.

Before. It was 1984

We were happy with our purchase for a long time. It was a nice resort in a great location and it exchanged well. But the developers maintained control and let the resort fall into disrepair as it aged. Then they began to call themselves "Celebrity". Resort World of Orlando is now known as Celebrity Resorts Orlando. I'm no longer happy to be an owner there.

I must disagree, RESALE is not the only way to go. It works for most people, most of the time. Dave M and Perry M (and others) have stated many times under which conditions are advantageous to buy from the developer.

Over the last 18 months we re-aligned our portfolio to closer match what we have learned over the last four years, based upon what we value and the steep learning curve of timeshare optimization (thank you Tug). For the two timeshares we bought from the developer and divested ourselves of, we actually broke even. It is true that if one of these had been bought resale, we actually would have made some money, but that is not the case for the other one.

I recommend staying away from hard and fast rules...

Why/How: My wife and I were tagalongs with our friends who were doing a Friendshare stay at MFV. We really liked the difference from hotel travelling and also liked the concept. We went to the sales presentation with our friends and bought instead of them. My wife had said when we were married (just 5 months before) that we had to force ourselves to go on at least 1 week of vacation per year. The Surf Club was an exchange and we loved it so much we decided to buy. Both of them were considered pre-construction.
Before TUG: Absolutely. I had no idea about the resale market until I found TUG a few months after we bought Surf Club.
Regret: I don't fully regret it. We love our vacations and love the flexibility. I regret not being savvy enough to investigate more. We don't really think about it because we have had and will have incredible vacations.
Resale too: No. If we buy another, it will be resale.

Back in the 80's we bought 2 consecutive weeks from 2 different developers.
Didn't realize there was such a thing as re-sale until we exchanged on one of our first vacations to FL.
We disposed of those 2 weeks at the usual tremendous loss with a view to never buying timeshare again, it had served its purpose and we were not unhappy with the process.
Then I bought a re-sale but THEN found out about TUG. Should have been the other way around.

We bought Marriott's Cypress Harbour before finding TUG and Marriott's Ocean Watch after discovering TUG. Both of our weeks were purchased from the developer. Our other Marriott timeshare purchases (Harbour Point and Barony) were resale.

My only regret is that I could have saved quite a bit of money had I bought a resale Cypress Harbour week.

My wife and I were on our 20th anniversary in Playa del Carmen, when we stumbled upon an extremely friendly gentleman who offered us $150, three blankets, a bottle of rum and a bottle of tequila for only 90 minutes of our time. Long story short, after about 5 hours, we ended up with 2 weeks + 2 VF weeks from the Mayan Palace.

Got home, instant buyer's remorse, found TUG, etc. Called MP, and threatened to simply walk away from our deposit. We ended up talking them down to 1 + 1 for half the price. I could live with that.

Regrets??? Hard to say. At this point, the money is water under the bridge, so I suppose we don't have regrets. If we hadn't have taken the tour, we probably would have never been exposed to the benefits of owning a timeshare. We've pretty much only gone back to the Mayan Palace, and we absolutely love it there.

I simply consider the money a life lesson. :) We'll probably use our TS to death, LOL.

We bought a silver week at Marriott's Shadow Ridge almost 6 years ago, right before our first child was born. We had no idea about resale and it would be 5 years before I discover TUG.

Shortly after discovering TUG I was disappointed we bought developer. But then I started thinking how many wonderful vacations we had already had with our timeshare. And since learning so much on TUG, we have even more now! We are very happy owners and don't regret a thing.

My only regret is that we didn't do it sooner! We went to a sales presentation when they were still selling Desert Springs Villas II and it was right before our honeymoon to Hawaii! She never asked us about our honeymoon plans and we had NO idea there were so many Marriotts in Hawaii. Then a year later we went to the Florida coast in winter (stayed in the Radisson that is now being turned into Crystal Shores). Spent a boat load of money on all those vacations and would have SAVED money even if we had a bought a platinum week at DSV II in 1999.

Oh well! You live and learn. Our II membership is going to allow us to have a family reunion in Palm Desert this December for so little money it's embarrasing, so I won't say how much we spent for 4 two-bedroom villas for our family.

We love our one Marriott week and will buy resale if we purchase more in the future.

I bought to be Fairfield Gold. I also Piced a unit and tuned a fixed unit I bought on e-bay to points. I am glad to contribut to some developer building. However I will not do so again.

we did - 2 units at developer preconstruction price, 2 at resale thru developer, 1 on ebay. All are Cancun Royal Resorts.

Why the first developer ones? We were at a hotel and it was raining - we decided to check out the timeshare next door, that we had seen some ads for and a model of at a mall. We loved it. We knew some friends had a timeshare in Cancun, but not which one. We called them and found out it was this one. They are very practical people and did not have money to throw around, so that was good enough for us.

We bought the later ones because the time periods were what worked with our work schedules. Of course the resales were all less than the originals, but we have absolutely no regrets even about the first ones.

What did you purchased from the developer? Two different times from HGVC, Flamingo LV and then a total of two weeks in Orlando.
Why or how did you do it? The usual presentations.
Was it before or after TUG? Before.

Do you regret it? No, bought in 1995 and have been on an average of three nice trips a year. No regrets!

or do you just go on and enjoy your purchase...even though you could have gotten it cheaper?

Did you purchase some resale to? Where? Why? Not yet.
