Wyndham is closing a handful of legacy resorts - dedicated chart/tracker located in the first post for this unfolding set of events

Wellington
Wellington, along with all other HOAs at FG - voted for bankruptcy proceedings and resort closure - as is clearly indicated in the OP tracker. Swap letters have not gone out yet, but will likely go out this week or next, as the tracker also indicates.

Please note I added a section to the FAQ in the OP for general guidance on the points swap letters/emails/offers - borrowed from @Richelle who wrote this up and published it as a PSA on various FB groups that she moderates. Definitely try to read through the published guidance before asking questions if at all possible - or if that guidance doesn't answer a question - please post your questions in this thread.

I'm inclined to take the swap to CWA. I like to know as much as possible before making a decision.
Here's my question: Is it easier to get out of Wyndham if you own CWA vs the standard model (ie the units I have deeded at OIRC and Ocean Ridge) Is Wyndham more willing to take CWA back if you tire of the ownership?

I don't have an answer to your question, but my opinion is that the landscape for Wyndham is going to change going forward. I don't think, given this series of events, that past practice can predict Wyndham's future practice. That being said, I think it's easier to default on CWA monthly payments, because there is nothing to foreclose on real property wise. Much easier to wash your hands of it, if you ask me.

We have reservations for Shawnee December 19 to the 22nd to experience at least one more visit. My question is will they still try to sell me more points?

We also have reservations in my wife's name for January and Easter at Fairways, just in case they are open. The interesting thing is the January weekend also has a reservation at Crestview, but none have been cancelled even though I got a call about our February reservation in Atlantic City being cancelled about a month ago. So why is Shawnee not calling customers?

I have a reservation in mid January at one of the affected resorts and it has not been cancelled yet. You can still book there too

I don't owe anything on my current deeds, so there would be no default on CWA.

Will they try to sell you more points? You can bet on it.

Fairway and Crestview/Ridge Top have not had their meetings yet and they won't shut down until end of March at the earliest. At least that's what I have learned from paying far too much time reading this thread.

I am still hoping they stay open until April 7. That way they get through Easter. I believe from a financial basis it's worth it. However is Wyndham smart enought to take advantage of the Holiday. I honestly doubt it because they should have kept all the resorts open until January 2, 2026 to take advantage of New Years eve and day.

I did call the front desk yesterday and they know nothing yet. The just say call Wyndham.

IIRC what I said is that the resorts will be removed from Club Wyndham at year end, regardless of the HOA voting dates. This would mean all reservations made with points will be canceled after 12/31/2025. It is possible weeks based owners at the two HOAs that have not actually voted to shut down by that same date may or may not have their week honored if they were to choose to use it, but Club Wyndham owners (points owners) will be out of luck.

This would be contrary to everything we were told at the outset of this process, which was that Club Wyndham would not remove booking abilities from resorts/HOAs that had not yet voted to close. The availability calendars went dark immediately after those votes took place. As a result, I can see that Fairway Village and Ridge Top points availability continues to be available well into 2026, while the other HOAs at Shawnee are not available. Which also comports with the chart in post #1, which states for both "HOA will remain open until 3/31/2025 best estimate."

That reply was specific to the two remaining HOAs at Wyndham Shawnee, not in general. Context is important. The HOA remaining open and the resort remaining in Club Wyndham aren't the same thing is what I'm saying. This topic came up on one of my calls with Wyndham a few weeks back now, and this is my recollection. Of course, only time will tell, but do not be surprised if the two remaining HOAs at Wyndham Shawnee that haven't voted yet, may still be removed from Club Wyndham at year end. This is in line with something I've also repeatedly indicated, which is that each scenario is unique, and therefore we can expect somewhat unique outcomes for each impacted resort over time.
