Options for getting rid of HGVC contracts

I previously posted a few years back after my mom passed away that we are trying to get rid of her HGVC contracts. (My sister and I were already on the deed - my parents bought these properties over 25 years ago and both now have passed and we have no use for them). We cannot justify paying the maintenance fees. I reached out to HGVC and listed them for well over a year but they noted these properties are not in demand (Bay Club and Kalia Suites in HI). They recently reached back out saying they would take one off our hands if we paid them for 18 months worth of maintenance fees which did not seem like a great deal! Can anyone recommend any other legitimate place to sell these? We just want them off our hands so we would be willing to sell for nominal cost if the buyer pays closing costs. Any guidance is greatly appreciated!

Sounds like a scam to me. I have never heard of HGV reaching out to buy deeds back and then, on top of it, ask you to pay 18 months of MFs. Our MFs are annual or every other year not 1 1/2 years.

I think this is a third party company trying to rip you off.

You can list them on the TUG Marketplace for free. Both properties should be of interest to prospective buyers. You can also try redweek.com, but there are costs of doing so. I would try TUG first.

Have you tried reaching out to the Bay Club HOA?
There was TUG thread not too long ago about Bay Club deedbacks (see below).

Thanks - I thought the same! (I am an attorney so skeptical of everything :) ) but it was directly from HGV email and the Resale Department that I have been communicating with for a year and half.

well, if you can trace it back to HGV, maybe it is real but very odd. I would reach out, via their website contact info to verify. Like others have said though, you can list it in the TUG marketplace, eBay, the HGVC resale FB group https://www.facebook.com/share/g/1BFkWk271s/ , and brokers.

Sorry, again, not familiar with HGV and the differences (have owned DVC for 15+ years and a bit more cut and dry with points and knowing value - which actually has gone WAY up over time so this is just odd for me). There is a Kalia, gold season, one bedroom. And 2 Bay Club contracts with Platinum with an odd year and one with even year? Sorry if that does not make sense. Appreciate the help.

Thanks, yes, it is definitely their team that I spoke to previously. It was a very odd "offer."

If you are just looking to get rid of them, @GT75 has it right, list them in the Tug Bargain Bin. Some HGVC deeds do have resale value, especially platinum deeds, but it depends on what the size and season are.

@alwysonvac has a great idea to check with the Bay Club HOA to see if they would take it.

On the website, all rooms with a CD designation are 1 bedrooms. If you go into your account, you can see what you own. I believe it’s a 1 bedroom, but you should make sure by going into your account.

If you look at the bottom of your HGVC login screen, you will see your HW (Home Week) booking screens. There, it will list the season and number of points for each deed (I have attached some of mine, which you should have something similar. Do you have any 2024-> 2025 saved pts available? What about 2025 pts? (look at your total screen)

If you are just looking to get rid of them, @GT75 has it right, list them in the Tug Bargain Bin. Some HGVC deeds do have resale value, especially platinum deeds, but it depends on what the size and season are.

We have the full allotment of points available for 2025 and rolled 3000 over from last year. We have not used any 26 or 27 points, the contracts are paid in full, and the maintenance fees are full paid and up to date. Thank you.

If you want to sell them, I would look at ROFR.net to get an idea of past sales. Plus, look at the current weeks for sale in the TUG marketplace.

Unfortunately, you won't get much for those but you may be able to offload them before MFs are due.

Once you have a price and a way to close, like using TRCS since they are Hawaii deeds, then you can post them on various sites like the resale FB group

I think @CalGalTraveler just used them and can give you the current pricing.

It is okay to ask questions. We all do.

Be prepared to give them away but hope for a little. Having current year points help sweeten the pot
 
Contact TRCS for latest pricing for HGVC in Hawaii. Resort Closings in MT also closes Hawaii and works with a Hawaiian escrow company. LT Transfers doesn't work for Hawaii. All provide a sales template that you can customize. I sold a Vistana so the fees are different. The buyer is paying the fees in my case.
