Not Ocean Blvd, they have pretty high MF, even tower 3 which is the lowest there I don't think is near $6/1000. The rest are well above that. I think TOTG is the cheapest MF in Myrtle.

$6.23, which is almost 2 full dollars per k lower than CWA (and only 20 cents higher than Grand Desert, which is generally considered low). It’s still my highest and the next I plan to get rid of, but I wouldn’t call it “high.”

Yes, I based my comment off of a glance at the excellent TUG Club Wyndham Maintenance Fee chart, and picked just two examples to illustrate the point of acquiring one or two similar mf CW properties.

I own 154,000 annual points at Fairfield Bay (converted fixed week ) and 154,000 EOY at Fairfield Glade (UDI). My FB maintenance fees are under $6/1000 points and my FG ones are about $7.59/1000 points. I'm not sure i want to take the CWA points, if offered, because my maintenance fees would go up significantly. I might let go of the FG contract and convert the FB points. That way my mfs would remain about the same, with less points. What I'm most worried about is, if I don't convert to CWA, is ending up owning at a Non-Wyndham resort. What are the chances of that?

It seems like the plan is to offer owners a one for one exchange to CWA points. That would be 231,000 annual points for you. At the 2025 CWA maintenance fees of $8.13 per thousand that's $1878.03 before the program fee. I'm guessing your program fee is either $188 (resale) or $208 (developer) since you have less than about 278,000 annual points to be over the minimum program fee. Going with $208 that makes the CWA 2025 monthly payments $173.84 or annually $2,086.04 for 231,000 CWA points. How much less per month or for this year do your 2025 maintence fees come out to?

Here is a recent eBay auction for 154,000 Ocean Blvd. points. After subtracting the $188 minimum program fee, it comes to $6.19/1000. It is advertised as an April Use Year, though, so one must be ever vigilant that a purchase will work with their total ownership.

Yes, and that would be a big problem if this contract is transferred and realigned to a January 1 Use Year after January 1. The new owner would not receive the points until January 1, 2027. If, instead, the contract transfers in November or December, then "perfect timing" -- new points award on January 1. 2026.

It is late enough in the year that I would not take the risk.

You would think by now they would lock the system for the clubs slated for “retirement” (like an old jet or ship) so people who don’t read TUG or a small little news release that has no pertinent information won’t make a reservation and buy non refundable transportation to places five months from now.

Because Wyndham probably desparately wants to keep the "cat in the bag" and if 15 "ish" resorts suddenly stop taking reservations, it's gonna generate uncomfortable phone calls that their Phillapines based front line call takers are simply not qualified to handle.

They are almost 100% on a flow chart based logic from my experience and it would be a mess if someone asked a question like "why are you closing 15 resorts?" and they answer in broken english something like "closing 15 resorts gives owners better booking options at newer resorts in more upscale locations".

Now, the elephant in the room is the longer these resorts are bookable, the more bookings will be made, which mean more bookings will need to be modified or cancelled. Which also means the more work they will have to do to "unwind the mess" and explain the situation (which will generate even MORE angry calls), but that's a different story for a different day.

Unless they just plan on mass cancelling hundreds or thousands of reservations with no explanation.

Kick the can down the road seems to be the SOP for the moment.

BTW, I spent the last 4 nights at Cypress Palms after a conference which was held at the Signia Hilton across from the Wyndham Bonnet Creek, and when I checked in, I asked about Star Island and Orlando International and they are denying everything for the moment there.

Trying to fish for more information. I have no more trips planned until December.

Thank you SO much for asking this ? I actually have several in 2026. It’s our go to for skiing every year. I called the resort and the manager said they were definitely closing 12/31. I called RCI and they said until they are notified there’s nothing they can do to relocate or help. We have family flying in and no one can tell us what will happen

Because until the HOA votes occur, nothing has actually happened yet. While Wyndham obviously has intentions to close or downsize the resorts we are tracking, until the HOA votes actually occur, Wyndham doesn’t know what is actually going to transpire, nor how or when things will transpire. I doubt the reservation system will be altered to prevent 2026 bookings for the impacted resorts until the HOA votes actually occur and there’s a definitive path forward.

Agreed. They’ve temporarily blocked the calendar for a resort for less. Entire sections of Edisto were completely blocked for a couple of months last year for renovations (with no published reason), then brought back online.

You do realize that Wyndham is a worldwide corporation with owners around the globe, including some right here on TUG? Why must you disparage people for living in a different country and speaking a different language?

I'm not disparaging anyone, the point of that was highlighting the obvious language barrier. I deal with the same nonsense in my industry because an overwhelming amount of front line support was offshored to India and to some extent other Asian countries 20+ years ago. But it's not their first language, so "going off script" has unintended consequences sometimes. And for good reason, they probably don't want their support dealing with that, yet.

It just speaks to how unprepared for this, Wyndham seems.

Probably missed the explanation in this long thread, but if Wyndham wants to disassociate from a resort (resign as manager, remove Club Wyndham access and Wyndham branding) as opposed to shutting a resort down ... why do they need owner's vote for that? How can owners force Wyndham to keep managing, retain branding and Club Wyndham access on a property they no longer want under their umbrella? Anything contractual that obligates Wyndham?

Somebody bought the old Knights Inn and built 110 townhomes where it stood it had nothing to do with Club Wyndham. The HOA for the townhomes I was told don't get along with Patriots Place.
