Wyndham is closing a handful of legacy resorts - dedicated chart/tracker located in the first post for this unfolding set of events

Yes, I can assure you, as someone from “the North,” I absolutely bought my Wyndham timeshares primarily for use in the South. The ability to stay locally was a nice bonus, but immaterial in the grand scheme of things.
Hmmm, Well for me I bought Wyndham initially because of wanting to keep going to Smugglers Notch on RCI without having issues with the 1/3 rule. Now that I realize it doesnt' seem to apply to Extra Vacations or Last Calls... well. lol on me I guess. I also liked Wyndham for quicker drive to destinations, but it's not like I'll be unable to use the points further south, just I can probably also get stuff there via HGVC and RCI and II just as well.
 
more then you think because people from the north do not want to travel to the West or South. Which is why they bought Wyndham because they had resorts within driving distance. Off course they can use RCI. But not too many happy with RCI
While losing a couple of resorts within driving distance wouldn't be our first choice, the primary use case for us for these resorts was weekend getaways where we don't want to drive more than 2-3 hours in one direction. Losing the Poconos is the big hit for us personally. That said, our major vacations, where we're booking 1-2 week family vacations, are always in either Myrtle Beach or the USVI or PR, they are rarely in the local resorts, except for National Harbor or OTA where we sometimes book holiday vacations over Thanksgiving or Christmas, neither of which are exiting Wyndham. We will miss BB since we do make the 5-6 hour drive up to that resort 1-2 times per year, but there's a VV at the Berkshires right down the street from BB so we will simply switch over to that resort via RCI using either Nightly Stays or for the whole week. Yes it's not as convenient as using our CW vacation points, but it is what it is. We're not exiting Wyndham over these changes, and we still don't know what the future has to offer either. A few years out from now, things could be different.

Fortunately for us, our youngest son, who is a new commercial pilot, was recently hired by Endeavor airlines and that gives us, as his parents, free flights using either Endeavor and/or Delta airlines, so we anticipate using our newfound free flight benefits to visit more Wyndham resorts that are beyond driving distance, even for weekend getaways moving forward, It'll be a bit of an adjustment of course, and there will be additional airport parking expenses and destination car rental expenses to deal with, but we'll also be able to enjoy new spots, if a bit less often than the weekend getaways we've booked historically on average about once a month.

Just Sat through sales in Myrtle Beach ( free medieval times tickets for the group about $300 worth) in one on one they acknowledge the closing resorts, but as far as knowledge, they are relying on this thread for info as they are getting nothing beyond a confirmation on Glade from corporate.

Had to chuckle at this, relying on TUG for a list of Wyndham resort closures! Gotta love it @TUGBrian :cool:
 
Oh and by the way how much have you paid Wyndham in the past 15 years? Me 0. My renters approx $750,000.

In addition to free trips, I gained new business. by meeting new people.

Wyndham should put out a communication to owners that they are "closing a subset of resorts specifically because of mega renters". Will gain you and the "102 rejects" even more popularity within the owner community. Especially in the NorthEast region.

just curious, I thought Wyndham had taken steps to stop renters such as limited guest certificates, no overlapping reservations,etc. How can someone still do such massive rentals, especially 100 people at one resort?

by having owner do check in, possible staff collusion and flat out lying are the first things that come to mind.

The more he talks about it, it sounds like a giant web of conspirators, lots of collusion, deceipt, lies, bribes, corruption. Like he checks people in and exchanges cash in a dark part of the parking lot wearing a trenchcoat like he's DEEP THROAT or the Smoking Man from the X-Files. Slipping the underpaid Wyndham desk guy a 50 for turning a blind eye.

He talks a big game like he's hurting Wyndham, but in reality his "not on the books" income is about to go buh bye and he and the other 102 rejects are going to lose a whole lot of income, and they are going to get stuck paying a whole lot of maintenance fees they can't rent out.

Chickens coming home to roost.

The worst part about this is we all (owners) lose in this. To some degree. Except the relatively small number of owners that truthfully wanted a way out, it's a godsend for them I guess. But I would imagine that's going to be a minority of affected persons.

Yes owner check in, but still limits the reservations. Staff collusion I can see.

Has anyone received any info from BB HOA. We are owners but haven’t received any info from BB or Wyndham concerning BB closing

We own at Bay Voyage in Jamestown. Have heard nothing at all except here.
 
Booked a stay at Shawnee in August. I wonder what the state of the place will be.
 
I own 154,000 annual points at Fairfield Bay (converted fixed week ) and 154,000 EOY at Fairfield Glade (UDI). My FB maintenance fees are under $6/1000 points and my FG ones are about $7.59/1000 points. I'm not sure i want to take the CWA points, if offered, because my maintenance fees would go up significantly. I might let go of the FG contract and convert the FB points. That way my mfs would remain about the same, with less points. What I'm most worried about is, if I don't convert to CWA, is ending up owning at a Non-Wyndham resort. What are the chances of that?

I would think all available options would be known when it comes time to make the decision to hold or swap.

An additional option would be to surrender the deeds (if there are any uncertainties) or, if no maintenance fees are required after December 31, hold on if the resort is to be sold outright; then watch for 154k or 308k eBay auctions at Grand Desert or Ocean Blvd., or other resort where the maintenance fees are about $6/1000 points. There would be some acquisition costs and some inconvenience while the contracts are transferred. Only you can decide if the mf cost savings vs. CWA are worth the effort.

I would expect if the property doesn't close but just gets dropped from Club Wyndham that conversion to CWA won't be an option. If they offered conversion to CWA in that scenario, who takes your week or UDI dees? Wyndham has no need for them and wouldn't want them. The HOA doesn't want to be left with a whole bunch of deeds they can't sell. I would think conversion to CWA can only happen if the resort is closed and converts to whole ownership or is somehow sold to a developer to convert to something non timeshare. Perhaps if another management company (Capital Vacations) takes over the resorts, they may want the deeds to sell? I doubt it.
