My parents are no longer able to use their timeshares and want to just get rid of them so I am listing them here to help them out!

Westin St. John - Sunset Bay Villas

First Unit:

2 BR 2 BA, Sleeps 8

Annual Float, Unit assigned at check in

Diamond Season (Weeks 1-18, Weeks 51&52; Equivalent to Platinum Plus)

2020 Maintenance Fee (already paid): $3,633.38 plus $155.00 VSN Membership Fee

Annual VOI Points allocation: 176,700

Buyer to Pay Title Transfer Fee

Second Unit:
Studio 1 BA, Sleeps 4

Annual Float, Unit assigned at check in

Diamond Season (Weeks 1-18, Weeks 51&52; Equivalent to Platinum Plus)

2020 Maintenance Fee (already paid): $1,670.60 plus $50.00 VSN Membership Fee (if only taking 1 unit, this membership fee is $155)

Annual VOI Points allocation: 81,000

This is a very generous offer.
Resale - the VSN membership doesn’t transfer so no StarOptions.
Home Options can be used at Sunset Bay during Diamond and Resort Season a a studio, 2BR or 3BR.

Coral Vista and a Sunset Bay MF are based on number of StarOptions. There is a base fee plus a per point fee. So a week 33-50 ownership for a 2 BR is around $2,000 fpr 95.7K ownership.
 
FYI. Sunset Bay and Coral Vista Westin St John currently don’t have ROFR. This could change in the future as reported by a rep at Vistana.
So these two ownerships will transfer at this time

Same as destination club points would not transfer if you sold your Marriott week ownership You could only use at your home resort or trade thru II.

I would love to visit this resort someday. I would love to own if the on going costs weren’t so high.

I get 5 weeks vacation for the cost of the 2 bed maintenance fee for 1 week here. That is insane in my book and I can see why nice resorts in the Westin/Vistana world are given away for “ free “.

I wish the OP well and I am sure he/she will find a new home for this desirable resort.
 
This is a deal and is very generous!!! I am sure there is at least some minimal resale value here even though it’s voluntary. There are not many units and it is high season at a fabulous resort.
 
A few questions:
1. What is the check-in day for the weeks?
2. Is anything booked for 2020? Who will receive 2020 use?
3. Are the contracts paid off?
4. Closing will very likely take a few months. Is the existing owner willing to make 2021 reservations 12 months out & put the reservation in the prospective new owners name as a guest reservations if under contract prior to closing?
