I got this email from Wyndham. Two problems. I do not own at the Resort. In fact I do not own any Wyndham Resorts or Wyndham Points. Also I am not the addressee. I have no idea why this email showed up.
 
I believe on the bankruptcy proxy they mentioned suspension of 2026 dues. At least they did for Fairfield glade if memory serves correct. Others here would know.
They said the same for OIRC. Maintenance fees for 2026 would not be billed and would be refunded if already paid.

I have no answers but that email is an attachment to Post #3,696. I think you can safely delete it.
 
Thanks for posting the BB pics @HitchHiker71 and @Sandi Bo ! Because of your pics I just shuffled some reservations to maximize our time there in late November and December. Jiminy's "Team Snowmageddon" usually does a great job getting some base going on a few runs to ski on for Black Friday, fingers crossed they work their magic again this year!
You know if they can make it happen, they will!!! Regardless, such an awesome area. I grew up about 1.5 hours south of there, but this past visit was my first to the "Bridge of Flowers" (I know, not on your list for Nov/Dec) but the pot holes are there, too. I never knew. Such a neat area!! And I finally made it to the top of the War Memorial on Mount Greylock :) Enjoy your visits!!!

Too bad the don't specifically state if the CWA trade will be developer or resale (or dependent on what type of points you currently owned). Seems pretty significant to me, no way I'd want to make an assumption either way. @HitchHiker71 did they ever speak directly/specifically to that? (And no skin in the swap game for me, just a curious bystander watching a train wreck :)).

They have said it would stay dev your points are dev, or be resale if your points were resale.

Sandi Bo and I both missed that but it's the only thing that makes sense (which I know is not dispositive where Wyndham is concerned).

That's how I understand the situation at Shawnee, at least for the HOAs that have had meetings so far. I'm waiting to get an email or letter officially notifying us of the results of the vote. There's also supposed to be a website created that will let us keep track of the bankruptcy process. Waiting for that also... :rolleyes:
 
So I have not been able to obtain the voting documents for Star Island from anyone on the Wyndham Timeshare Owners Facebook group (even though I have posted asking several people) as I was interested in the exact wording of them. I had seen posts of some $6M needed for improvements but no detailed breakdown of it.
 
I don't see anything about it on the Coming Soon page for Margaritaville Resorts (not vacation club). Though AI seemed to indicate that one was planned for the Poconos with an opening in 2024 but construction hasn't started. It could possibly be like Nashville where it could have a couple floors of Margaritaville Vacation Club units, or it could be like Pigeon Forge where Wyndham has some units for some time until a certain arrangement ended. It could be also like Atlanta and not have any access for Club Wyndham owners at all even though it is a Margaritaville Vacation Club. Then it is most likely just a Margaritaville Resort and not related to Wyndham at all. Which is most likely.

tl;dr is that the development will include a hotel, RV park, and tiny home bungalows. No mention of a vacation club location - which is the case for the vast majority of Margaritaville announcements (because the non-vacation club offerings outnumber the vacation club locations by at least 5 to 1).
 
Looks like this will be in the Pocono Summit area (if it ever comes to pass) which is maybe 30 minutes west of Shawnee, close to the massive Kalahari resort complex. Although there is no mention of Margaritaville Vacation Club, there are a couple of things that sound kinda timeshare-ish, such as townhomes and cottages.

That Margaritaville organization is just as complicated and confusing as Wyndham.

Looks like this idea has been floating around for some time; here's an article from May 2022 saying it will be "opening soon:"

@HitchHiker71 can you ask Wyndham in your next weekly meeting for a copy of the Star Island information presented by Wyndham (or the HOA) in regards to the bankruptcy as well as is there a detailed breakdown of the $6M needed for improvements for Star Island?
 
When did OIRC have their HOA meeting? That is, assuming they had one. Anyway they are a little further along in the process than Shawnee so it is interesting to see how this plays out.

EDIT: This time I had better luck with the search feature and learned that OIRC had a special meeting on 10 September. That's a little more than a more before some of the Shawnee meetings were held 18-20 October. I only mention Shawnee because that's where I am and we seem to have a number of other folks on here interested in Shawnee.

As @HitchHiker71 has noted, two of the Shawnee HOAs will take longer to sort out. But if we apply the OIRC timeline to Shawnee, maybe we will see a bankruptcy filing end of November/early December; that is, if the lawyers dont feel it is necessary to wait until all the HOAs vote.
OIRC had two special meetings. One in early August was to approve the bankruptcy filing and several other items. The second one had several items but the big one was to transfer reserves to the operating fund, which by law requires approval of the members.

OIRC filed Chapter 11 on October 23.

I would say that procedurally, OIRC is at least a month ahead of any other resort, maybe two months ahead of some.

I think things will be just fine without you. So now you claim Wyndham had an agreement with you. You embellish every time someone calls you out. I sincerely doubt that if your actions were keeping unprofitable resorts alive beyond their time your exit will drive up maintenance costs. More likely the opposite. Anyway, you and your Phantom consortium won't be missed.
sorry to disappoint you. Airbnb does not allow Wyndham owners to rent on their site without Wyndham's approval. Wyndham has to approve the posting. So you can check the Airbnb site and see how many owners are renting there and are having no problem renting like many others who are complaining they are having problem thru Extra Holidays and other timeshare rental sites.

I just received an email stating that Kauai Beach Villas is now officially closing on January 1, 2026 Another Wyndham is gone. How many more are on the slicing board for 2026 especially Legacy resorts? T

There is no way that all these closings are not going to materially affect supply. This will affect all owners. Here's the email on KBV I received today.

Aloha Kauai Beach Villas Interval Owner,

On October 7th, Wiss Janny Elstner (WJE) provided the Kauai Beach Villas AOAO and IOA Boards of Directors an update on the condition of the association's buildings. Upon being made aware of WJE's additional findings of potentially unsafe conditions resulting from building deterioration, and upon WJE's recommendation, the IOA Board of Directors determined that for the safety of all timeshare owners and guests that all timeshare unit occupancy will be discontinued as of January 1, 2026.

If you are a deeded weeks owner currently holding an existing reservation in 2026, you will be contacted by the PAHIO Owner Services team for further details concerning the cancellation of your reservation(s). The PAHIO Owner Services team may also be contacted directly at (866) 523-8477. If you are a Club Wyndham points owner, you will be contacted by Wyndham's Owner Services team to discuss options which may include cancellation, rebooking to another CWP-affiliated resort or other Kauai/Hawaii-based options. If you have banked your week with RCI, all points banked with RCI need to be used prior to the account becoming inactive with the bankruptcy and sale of the property. it's also because KBV is a different situation. It is not being closed (only) because Wyndham no longer wants to deal with it, but (also) because the resort is literally a tear-down. KBV's closure has been an slow-rolling train wreck for years now.

I do think that whoever figured out that bankruptcy could work for one situation realized it could work for the other, but I'm not sure which direction it goes.

Yeah I noticed the message that @schreff shared mostly spoke about deteriorating conditions but it did mention bankruptcy as well
