Wyndham Certified Exit Inn at the Opera San Francisco

In 2024 we completed the Wyndham Certified Exit program (Shell Vacations Club deeded property) and received written confirmation that everything had been completed. The paperwork included a quit claim deed for the property. Their title company did not file the change of ownership with the city and county of San Francisco and we continue to get assessment notices and tax bills, which now have a penalty. We paid everything up until we were notified that we were no longer owners. I contacted Shell several times and most recently was told there was nothing that they would/could do to correct the matter. The property may go to auction for unpaid taxes that we don't owe. At least everyone at Wyndham/Shell/Assessor/Tax offices has been pleasant to deal with. Has anyone else had a problem with title change through this program?
 
I'm sorry you're facing this! We went through Wyndham's Certified Exit in 2021 to dispose of our Shell Hawaii properties, and as far as we know that was completed. We haven't heard anything from any authorities or from Wyndham/Shell to indicate we weren't completely out of any ownership responsibilities.

Sounds like that might be Wyndham's loss, not yours, if the city and county convey the ownership rights to someone else! OTOH, maybe Wyndham will buy the property at auction.

I have given away 12,000 Shell points to a TUG member. The process was started months ago, we signed the paperwork Wyndham sent about two weeks ago. T

oday I received a link to the payment portal, a payment of $700 is due for the transfer to a party to whom we are not related. Click on the link, informs me to add four zeroes to the contract we are transferring. There wasn't enough space for all four contracts, so I backed out and put in one (with the four zeroes in front).

Nothing happens, and I get an error message "Account cannot be located."

I call the number on the paperwork, and I am told the portal hadn't been loaded for receipt of payment yet.

I should have asked how to deedback our remaining points.

I will be glad to be out from under Shell. I still see value in Wyndham. Not much, but I do see value in it.
