Wyndham Bonnet Creek POA Maintenance Fee Question

Anyone know what the maintenance fees are at Wyndham Bonnet Creek? It looks like a nice place and perfect location to vacation at Disney.:) Is there an easy way to find out what maintenance fees are at Wyndham properties? I want to have all of the facts before I buy. Thanks!

I have two suggestions.
  1. Buy resale -- e.g. here on TUG, Redweek, eBay, etc.
  2. Read the excellent "Sticky" (Wyndham Articles) at the top of the main Tug Wyndham page, especially the part about purchasing resale. When you have read that, you'll have much more information and it will greatly speed your research.
To try to answer your question partially, there is a spreadsheet (I believe it's linked in the above Wyndham Articles).

However, in my purchase research, I found a good bit of variance, within the same resort, on the maintenance fees from contract to contract. So I think the spreadsheet is a helpful guide, but you really have to do a lot more research than having someone
what they think the MFs are at a given resort.

I realize that contracts will vary, but if it helps, I pay $2240 per year for 500,000 points at Bonnett Creek.

The variances can come from 3 potential spots: Size of the contract determining program fee, whether plus partners was included in cost (which most of the time is as that is included with Dev purchases but not included for resale) and in the case of Florida if they included the taxes with the MF since they are billed separate. Over on Wydhamowners.org there is a spreadsheet that will calculate the MF for you and give you the breakdown of what each part should be. I use this as a check to confirm MF listings I see online.

Does that include the $300ish for taxes? We own at star island and I think our taxes are .61/k for last year.
