Wyndham Bali Hai Contracts, several available, free closing, transfer fees included

After all of the questions posted on TUG and on this thread about the buyer(s) having to sign the deed, Rick got a different answer yesterday from the Hawaii Bureau of Conveyances.

I happened to check the deed for a Maui purchase as buyers, this was just a few months ago, and this was confusing, so Rick called to find out that buyers do not have to sign, nor do they have to sign the required form for conveying the deed without taxes. Only one party signs everything. This is going to make the process much easier.
 
I'm surprised you are having such a hard time giving these away. Too bad I don't need anymore points.
I know it looks like that, but contracts go out to people, and they delay in getting back to me. I prepared a deed for a buyer who wanted additional information, which I do not have and cannot provide. Sounds like he wants to do a title search to make sure it's paid off, maybe? We paid cash in 2006 or 2007 for the underlying week, converted to Wyndham, and there have never been mortgages on any of the contracts we are giving away.
 
The odd years 325K-point contract is still available, current year's points are included. I have no idea if you get half per year, and someone asked that question. Maybe someone else knows? We have so many points, it's hard to tell. I could call Wyndham tomorrow and ask.

I also have the 203,000 annual Bali Hai available.

You get the 325k in the odd year only. Zero on the even year.

I guess after a lot of debating I'll take the 203,000 Bali Hai one - I just want to make sure it gets added to my same Wyndham account.
 
We will just want to send current account information to Wyndham with your driver's license picture.
 
The only contract left is odd years, 325K points, usage should still be available for this year.
 
Still available, 325K points, odd years. You should get the points for this year. No reason you wouldn't. I will make sure you get them. I will send proof positive that Wyndham took the points out of our account.

And this is what I like to see - "paying it forward" to the secondary market vs returning to the developer to just resell at stupid high prices.
 
We do not know how quickly Wyndham will handle the transfer. We also have no idea if they will attempt to steal the points from both grantor and grantee, but they have attempted it before. Wyndham subtracts the points from our accounts, then they tell the new owner that we used the points. I do a simple screenshot of Wyndham's stealing, send it to the new owner, and the new owner gets the points. You just need to communicate to us that this happened. The transfer fees are $399 for each contract, we will pay the fees. We need to get out from under these ownerships.

Rick and I will type the deeds and get them recorded. We have done it before, and it just takes some time and a phone call. No money will exchange hands, so no escrow involved. For Hawaii, escrow has to be held in Hawaii. No escrow means no money, so no escrow fees. Rest assured, maintenance fees will be kept current.

Here goes, fees for 2025:

Bali Hai Villas, 203,000, fees are $1,181.52, $5.82/1,000 + program fee of .75/ 1,000 Still available
Bali Hai Villas, 308,000, fees are $1579.84, $5.10/ 1,000 + program fee of .75/1,000 SOLD
Bali Hai Villas, odd years, 231,000, fees are due annually, $664.68, $5.75 + program fee of .75/ 1,000 Still available
Bali Hai Villas, even years, 308,000, fees are due annually, $775.44, $5.04/ 1,000 + program fee of .75
Bali Hai Villas, odd years, 325,000, fees are due annually, $883.08, $5.43/ 1,000, + program fee of .75
