Wyndham and Hawaii Transient Accommodation Tax

Looking at traveling to Hawaii next fall or winter - was wondering how the tax works as a Wyndham owner and using points for stay there. How do they charge a % of cost if using points? Thanks for the help!
 
Not sure how they come up with the amount but for the Westin it is a flat rate based on size of unit and not how much you pay in MF's for the points and not dependent on the the time of year/number of points used. An owner, a guest of an owner and an exchanger pay the same transient occupancy tax based on unit size per night. If someone books through a hotel site it is a % of the total.

Just looked it up in Maui at least, they base it on what the island considers fair market value per night for all timeshare stays.
 
We recently stayed in Maui and it was $27 per night for a 3 bedroom.
We then stayed in Kona (big Island) and it was about $20 per night for a 2 bedroom.
I don't know what they based the charge on.

Humorously? In Maui it was an exchange, we checked out 2 days early and they refunded the occupancy tax (since we didn't stay). In Kona, it was Wyndham, we left a day early and they waited and checked us out the next day (I do think it was so they could collect the extra days tax).
 
We were charged for each day on our credit card you give them on arrival. After check out you receive a statement on the charges in an email or text.
 
For those of you who don't know, the State of Florida residents will be voting on "some" plan (they don't have "the plan" yet...) in November that will eliminate property taxes for homeowners primary residence.

This will no doubt throw the already precarious tax situation (we don't have a state income tax) in our state into chaos. A likely result will be Florida implementing something similar to this "TAT". So get ready.

Whatever the legislature comes up with as "the plan" will undoubtably pass, because as shortsighted as the legislature is, selfish voters will no doubt vote it in. The cost "to be free", I guess.
