WOKRV lanais? and date opened

I know someone posted her a comparison of the WOKRV vs. WOKRV N - but i have question I understand the WOKRV is a bit larger but there is NO lanai in the studio at all? or is this incorrect? the lanai is larger in the one brdrm but nothing in the Studio? someone mentioned there was one upfront. I wish i had looked at that property now while i was there cuz i can't imagine how it could not have a lanai which would not make the lockoff as beneficial because we love having our lanai in Maui.

the other question is when did phase I finish and open for business. I have they started in 2004 and opened in 2006 which means it's really only one year old? i ask because I love the north properties and i know they are n't even open yet i love the idea of the spa, so can you use both facilities?

and i am finding great prices on resale for both but mostly for the first phase so i want to make the best decision.

The studios at WKORV don't have a lanai. They have a sliding glass door but there is not enough room to step outside.

I believe the resort opened in September 2003. WKORV-N opened at the end of July this year and should be completed early next year. Both properties share all their facilities so you can use any of the pools, the spa, charge to your room from any restaurant or store, etc. regardless of where you buy.

I own at both and would be hard pressed to say which one is better. They each have advantages and disadvantages. The lanai situation would swing me to North, but on the other hand there's more room in the other property. So far I've been lucky and have been upgraded from the studio to the 1BR every time I've reserved just the studio. When I reserve the whole lock-off we usually hang out in the 1 BR lanai anyhow.
 
The only studios that have a lanai you can sit on at WKORV are the corner (deluxe) units. I believe you said you were looking at "Ocean View". The only OV corner units are in BLDG. 4 (closest to the highway) and overlook the small public beach area and parking lot too. The MF are also about $400-500 more for the corner units. Unless you are looking at OF, I would say that North would be better if the lanai is very important to you.

You might have better luck contacting a resale agent. He/she will know the inventory situation and be able to find you a deal.

For what it's worth, I found far more on SellMyTimeshareNow than at other sites. Not sure why.

Actually, there is enough room to step outside, but just barely - there is no room for furniture. It's maybe a foot deep? It is possible to pull your chairs right up to the open sliding glass door and still have a wonderful view. But, we really enjoy the lanai with furniture on the 1 bdm. side, more. When we stay for 2 weeks, we stay in the studio the first week and the 1 bdm. the second and that works pretty well. That way, you get an "upgrade" the second week! :D

so now on to figuring out how to negotiating and that they are charging a fair price. i am sure as soon as WOKRV North opens the prices will go down more.. ?? yes or no?

WKORV-N is already open though possibly not completed. They will then start building and marketing WKORV-NN, which will be farther north of the north property. Will the prices drop then? I don't know. However, basic laws of supply and demand dictate that as more units become available, the price will decrease and then level off. There's no guarantee on Maui, though. I'd have never thought a 1600 sq. foot condo will sell for $3m.
 
The oceanfront center units at WKORV both have full lanais also. These are harder to find on the resale market because there are only 12 of them (as opposed to 24 of the OF corner deluxe). The MF are less for the OF center units than the OF corner deluxe (by about $350-$400 per year).
 
btw, the WKORV Dlx studio units also have lanais (~9ft x 10ft), along with a hugh lanai on the 1Bd side (~25ft x 7.5ft) - I posted a link to photos here on TUG.

The lanais on the studio-side at WKORV-N are very small.

when i was there i remember seeing a table and chairs.. but i looked so darned fast i can't remember for sure now..
 
It would be nice to have someone post interior photos of both sides of WKORV-N units like I did with WKORV.

The studio Dlx at WKORV is ~600 sqft (does not include entry way) of which ~90sqft is the lanai.

The premium studio at WKORV is ~500sqft, but I believe that includes the entry way (~50sqft) and has no lanai. The OF premium center units do have lanais.

The studio at WKORV-N is listed as 480sqft - the lanai from the outside looks quite small - probabaly enough for 2 chairs and small table.
 
We'll be there in a few weeks. If no one else has photos, I'll try to take some. Does anyone know if the models are now in WKORV-N actual units versus the original WKORV models? That would make it easier for me to get photos taken...no update tours on our anniversary trip!

And no green pools (remember last year?!)!

My wife and I stayed at WKORV-N when we went back for our Explorer Package. We were there for a week around Labor Day Weekend. We stayed in the 1 bedroom portion of the lock off. We had an island view room, I believe it was room 6225. I've posted some pics of the room. I think the pics of the bedroom and bathroom are somewhere else, so I will add them later when I find them.
