WKORV-N taxes

I probably missed it but I don't see where this was for an OF. Again, when we were there the OV is now going for $68,900 (the price many of us paid for the OF).

Sorry - I assumed OF from the price. But stand corrected - an email from Jim Johnson (SVO Direct Sales) on 6/1/07, and confirned by Fredm on 8/9/07

WKORV-N
Island View increased $2000, now $51,900
Ocean View increased $5000, now $65,900
Ocean Front increased $2000, now $74,900

That is just nuts! Especially when you can buy OV WKORV-N resale in the low-mid 30s.

For about the same price as the IV and almost the same MFs - you can buy OF WKORV Dlx - which is an incredibly sweet unit (even w/o a flat screen..) - see photos in a link I posted

From Fredm on 8/12/07
The current resale prices for WKORV N are:
OF $50,500
OV $45,900
IV $31,500

I certainly hope that which today's access to information (via Google) people find TUG as soon as they return from HI...

Pricing for WKORV-N this week:

EOY
IV: $36,300
OV: $41,900
OF: $45,900

EY
IV: $59,900
OV: $68,900
OF: $84,900

Kauai prices:

OV EOY $34,500
OV EY $48,900

So the SVO salesman back in Dec 05 wasn't 'lying' when he said WKORV-N OF would be >$80K next month - he was just off by a year and a half.

Looks like those people who bought early have already made a profit. And DnR have already made $10K on our EOY WPORV purchase - such a deal.

Added - So... when these WKORV-N units are selling for 10s of 1000s dollars less in resale - why isn't SVO snatching them up via their ROFR and reselling them for a profit?

Wow. Hard to believe they are selling OV for $68,900. As an owner, I wish resale prices would increase when developer prices increase. Wouldn't that be grand!

I hope more people buy developer so that Starwood can improve its reservation system with the profits :) !

It is kind of weird that resale seems to be going down, even though the developer prices just get higher and higher. You could easily buy two - 2 bdm. ocean view units at the WKORV on the resale Mkt. for $68,900!

I'm wondering if the number of resale purchasers hasn't increased. It does seem strange that prices would plateau when the developers keep increasing. On the other hand, could the resale brokers be doing the pricing and keeping the resale asking price where it is? I would think they'd be very up to date on developer pricing, but since some only get paid a fixed fee (and not a %) of the sale perhaps they aren't too inclined to know the best price to ask - and your average timeshare seller certainly won't know!

Oh, and FWIW, the sales pitch for me (since they knew I bought resale) was the "incredible benefits" of being able to use the "entire system" with hotel points. And then I heard about all the buyers who purchase four weeks at WKORV for 5 star status but never plan on returning to Maui and will use points (secured by real estate, etc). I've got 100s of 1000s of SPG points and I kept saying "I have too many points now" but that didn't get past their reality distortion field so they didn't understand me.

In any case, it's a beautiful morning here at Maui. I think I'm going diving again today. :)

Oh, I'm so jealous! Are you at WKORV or WKORV-N?

North! I posted some photos on another thread...I'm sure you can find it! Weather is perfect. Pools are practically empty. There were five other people at the buffet this morning - it's just so relaxing this week! FYI, the "nice" restaurant isn't ready for prime time, but they're doing a breakfast and dinner buffet which works very well. I've had dinner once (very good but not great) and breakfast twice - continental for $9, full for $18. And 15% off both North restaurants right now...if you remember to ask for it - and I keep forgetting!

For a short walk you'll get (IMHO) a better set of breakfast options at WKORV...for <$9 you can have a choice from several different breakfasts. If you're going to eat breakfast again and haven't eaten over there, give it a try.

One of the reasons I prefer villas over hotel rooms is so that I can save a boat load of money by eating in or packing my own lunch. Of course I'm not a big breakfast eater; 95% of the time I eat cereal or yogurt.

Where? I'm already back home (ugg, work!) but will be back to WKORV next year.

FWIW, I *liked* the buffet at the North property. Almost European and $9 was cheap for what they offered. I also don't eat (all that) much but it was a nice change from eating in the unit for the first part of the week. Besides, when on vacation... (They also offered 15% off the North restaurants as an owners discount, but I forgot to ask for it all but once...).

Do you think that was an introductory thing or will that be a permanent discount?

Yes, it's temporary - thru either end of Sept or Oct (I don't recall which).
