WKORV EOY Oceanfront $9350!!

Just sold on ebay. I remember buying my mountain view EOY for $10k 4 years ago and thinking what a steal I got! Don't know if it will pass ROFR but if it does what a deal!!! At least by today's standards LOL
 
WKORV does not have OF eoy's.

Perhaps it was WKORV-N. Or, just misrepresented.

If it is a North OF, I predict that it will not pass ROFR.

I am more comfortable predicting what will not pass.
I don't want to encourage anyone to pay more than they may have to. The ROFR review process is not precise.
I prefer to let a buyers personal experience with having a purchase exercised dictate the next price move (if at all).

That said, my recommendation to a buyer who has been shut out, is to offer at least $12,500.

Why?
It has recently taken 25k to pass an annual OF at North. Now, someone may pop in here and say they just bought one for under 25k. I don't want to appear to be puffing prices. For all I know, Starwood may run out of budgeted repurchase money at a point in time. All I can share is what I have very recently experienced.

Starwood places a price premium on eoy's, so take it from there.

I would not buy OF at WKORV-North - the south side has far superior views. Some of the OF units at WKORV-N actually only have a partial ocean view. See the maps in Starwood Owner Resources at the top of the forum.

I certainly agree that the views from the OF units in the South are better, but the views in the OF units in the North are still very good. Plus, OF units in the south are either deluxe units which are rare and thus more expensive or the center units which are even more rare and thus even more expensive...

So true - but you know me - the view is #1 on my list. ;)
 
All the WKORV pro's /cons don't matter.

One cannot buy an eoy OF at WKORV. If the buyer wants an eoy OF, it must be at North.
 
...and the Title of the OP is still incorrect.

as often stated - just because eBay has it as a completed auction does not mean that the purchase actually went thru
 
I doubt it would pass Westin with this price, especially with an oceanfront. I recently had talked to a resale agent and they showed me their history on the computer where Westin had bought OV EOY 2 bedroom at below $12,500.
 
When you purchase an OF unit at WKORV or WKORVN, are you assigned the exact unit you are deeded for when you make a reservation? In the case of this eBay listing, Unit 5301/02. Or could you end up in any of the OF units?

Not necessarily. The earlier you call to make your reservation, the higher up in the pecking order you'll be when units are assigned.

Yes, you can be assigned any unit that is designated OF.

Be aware that OF villas at WKORV do not have a Friday check-in
 
in jan we stayed at the wkorv in a studio oceanfront (very nice), did the westin presentation, viewed a wkorvn oceanfront - not the same thing :) they do not have oceanfront category for sale (according to sales guy). i asked the ebay reseller (for the abovementioned auction) about right of refusal because he/she didn't mention in the ad. he/she said that they had sold two westins last year and neither had been refused ?!

i like the oceanfront view on wkorv but in the north you have the connecting door not the connecting hallway (kind of a pain to open two doors to get to your suite) the studio has a full size fridge in north (not the bar size for the south), the building and suites are newer in north.

overall we really liked the westin.

we resisted purchasing the presentation and the explorer package :)
