Why the difference in maintenance fees?

Hi,
I'm new to timeshare and have been trying to learn as much as possible. Several of my questions have been answered thanx to this forum:clap:

One question I still have, I noticed that several listing (HGVC is what I'm looking at) have differing maintenance fees. I understand it's based on rooms, location and other factors. But even with identical points, number of rooms and everything else I can see on the listings, it may differ by over $100. Is there a reason for this?

Some people include the taxes and some don't, either inadvertently or as a deliberate effort to make the fees look smaller IMHO.

The location of the home resort will also make a difference. For instance, property taxes, utilities, cost of labor and insurance premiums may be different for each resort. Florida resorts get to deal with Hurricane insurance in addition to regular insurance.
 
Clarification

What I should have added was given same location (ie Orlando Seaworld) all listed as 5000pts with 2bdrm still have different maint cost.

Would each contract specify different levels of ammenities? Or are there different levels of 2 bdrms even though Hiltons website don't show more than one option?

I think the comment regarding hiding the tax is probably the answer. Please keep the thoughts coming.

Timeshare adds for sale are notorious about listing the wrong amount for a MF. In fact, most adds I've read only have about half of the information about the resort correct, including whether or not a unit is a fixed or floating week. You really must do some research before you decide to buy to make certain you have all the information about the resort that your need.
 
I own an one bedroom end unit at one of the better resorts on Aruba, the unit is marginally larger than the other 1b's and has 1 more window. I pay a fairly larger MF than the other units, go figure, must be the extra windex they have to use.

Doug right, ads are often wrong! :wall: Sometimes on purpose sometimes not. The seller may list last years fees, or not remember them them exactly. Or as others have said, they do it to make their ad look better.
