While not a bad price at the present $4K and it does give you maximum flexibility with three weekends but not every year and not big holidays.... $1900+ MFs are a killer. Go buy a Royal Holiday Club membership for $1+CC and have MFs at Affinia for about a third of that.

I just saw a founders package same unit size but included all holidays every year go for $12K.

Currently the MC owners are having great difficulty reserving what they want for usage. RCI has a gazillion weeks at the MC for rent and I have seen other weeks on Hotels.com as well. I have emailed numerous owners who rent their weeks and after giving them dates that I wanted to rent, they could not get anything. It is nuts to pay this much and not be able to use it but that seems to be what is happening.
Currently there is one on redweek for @1,500 for a studio/1 bath but you can't use Fri and Sat nights- the guy will even accept offers on that price!

Lowest price! This is a 1 Bedroom/2 Bath Gold Flex Unit with allows 1 weekend per year. The Manhattan Club is in New York, New York. The Manhattan Club is in one of the best locations in New York City. Carnegie Hall is located diagonally across the street from the resort, and Broadway is just around the corner. The world-famous shops of Fifth Avenue and Central Park are only blocks away. Units have kitchens and air conditioning. NY is right there! Motivated seller! Make an offer to

Even if one could live with the 2K maint fee, the ever failing upkeep would turn you off. I was in one of their studios last year that would fall short of a standard rating not to mention their elevator problem.

The MC is plagued with problems. We stayed there about 1 1/2 years ago. I absolutely loved the location. I really considered spending another two weeks this year but I just didn't want to deal with the problems.

To name a few:
1. maids leaving doors unlocked and opened even after repeated complaints to management.
2. really dirty rug
3. really really slow elevators-we used the service elevator which often was hauling piles of trash.
4. concierge providing bad information
5. always had to wait to get the doorman's attention to be let in (my daughter was in a stroller and we couldn't go through the circular door.
5. an extra $25.00 a day for "housekeeping"

We had such a great time in NYC that I didn't let the above dampen my stay. However, the problems we experienced were such an ongoing, daily occurance that I dreaded having to deal with it again.

Furthermore, while we had no problem getting back to back weeks I talked to a number of owners had a difficult time getting a reservation.

I have a Royal Holiday Weekly membership that I couldn't sell for .01 on eBay. I routinely got the Affinia Dumont with it-- in a Presidential Suite. Which means I pay an extra $65 for the week to be upgraded to a full one bdrm apartment with a living room, kitchen, bedroom with two queen beds, a pillow menu, daily maid service, a spa, spa soaps and shampoos in the room, doorman and concierge. It way outclasses the
MC-- and we have stayed at both.

Living so close to NYC we like to get in several times a year. Staying at either of these places is a load of fun since we love museums, shows and the cheap NYC restaurants. Yes, cheap if you know how.

I sold one week on Ebay but now I have decided to hold onto this other weekly membership. I don't think folks understand how this kind of membership works. I pay $745 in maintenance fees yearly and I get one bedroom apartments in NYC, Rome and London, all over the world. These are places you cannot get a timeshare much less a one bedroom suite for $745 for the week.

I just walked past the Affinia in Manhattan this weekend! What an incredible place - and the location is amazing too.

Since you're a big fan, you should submit it to the RHC vacation story contest: http://www.royal-holidaycontest.com/best_vacation.php

I never thought about that. I knew about the contest but never considered the Affinia. To tell you the truth I don't talk about the Affinia too much. I'm afraid if I let the cat out of the bag I will shoot myself in the foot. I have a hard enough time getting in without having to contend with the whole of RHC knowing about it. The fact that I have weekly contract gives us enough time to really enjoy the city. We get the weekly metrocard and we tool around on the buses and subways for a week. We love it. The only reason I sold the other weekly contract was I am trying to concentrate on the major brands I own.
