Why do biennial deeds have a higher MF/point ratio than annual ones?

Title says it all; it seems when I calculate the MF/K point ratio on many eBay listings the biennial ones always seem to be a little higher than a comparable annual deed at the same resort. (In other words, a 154K EOY has higher fees than an 77K Annual)

Shouldn't it be the same? What would be the reason(s) for this?

mf is equal at the same resort.....the program fee can be different depending on whether or not the seller bought the ownership from Wyndham or resale, and depending on whether or not the sellers account is subject to the minimum or not

Another possibility is that you may not be comparing equals. Some resorts have more than one hoa, and some have converted weeks as well as udi.
 
The other thing is the program fee. Some ads include it in the MF, others ads might not. There is a minimum program fee. Once you reach a little over 200,000 points, the per point rate is above the minimum fee. So smaller contracts that include the program fee as part of the MF will work out to a slightly higher MF per point.

Some of those ads may not be providing the most current MF either.
 
Offhand I would say POA fee.


It is a minimum $118.

So if one has 105K annual contract would be $1.00+.

If one has 210K annual contract then would be about 1/2 that.

Gotta pay for that "free" RCI membership and unlimited access to reservation system!

E-bay ads are not known for accuracy.
 
My experience is that there are many reasons why the maintenance fees differ from one contract to another. But the bottom line resides with the HOA.

This is a list of the MF/1000 that I have for contracts all at the same resort.

4.69 FIXED WEEK ANNUAL
4.73 UDI ANNUAL
4.73 UDI ANNUAL

5.10 FLOAT WEEK ANNUAL

It seems to differ as to how the points were created, UDI vs conversion of weeks, and fixed vs floating. What you don't see here is the type of unit, 1BR, 2BR, 3BR, etc behind the points. This also made a difference.

The HOA has the final control.

Every time I think I have a handle on how the whole points ownership thing works, I get another curveball that throws me off.
