Who to use to resell, and should we??

An help is appreciated.

Close friends paid 27k for a 4 bedroom at Villas at Regal Palms. They are 1 year into it and now realize they shouldnt have bought it.

A few questions.

1) Who should they use to sell it with no up front fees? They have had tons of people trying to charge up front for a fee, but there are no guarantees. Being on this website for years, I know they shouldnt list if they have to pay. I know we can list here, but is it realistic they would get anything over 10k.


2) What is a breaking point of when you shouldnt sell. If you only can get 5k when you paid 27k should you just bear it.


3) Does anyone know any sites that list past history of sales. I am having problems finding info on this resort.

1, 2 & 3: Both you and the owner should read and study the "how to sell" article located at the top of the list of topics for this Buying, Selling, Renting forum. It has advice for determining an appropriate asking price, where to advertise, w to avoid some of the scams that you are concerned about and other selling questions that you haven't asked.

2: Only the seller can determine what the breaking point is. It's different for everyone.

3: eBay lists completed sales for the past 60 days. There is a sales history database here at TUG in the members-only section, although it's not very current. A more current database is at Timesharing Today in the subscribers-only section.

You might help them more by helping them learn how to use their timeshare rather than just taking a huge loss.

Is it paid for?

They would have a very difficult time getting $5K for it. Rick and I went to the resort and looked around, even followed a salesperson and his prey into the two models.

The units are okay inside, but they are not anything close to Marriott, Vistana Villages, Vacation Village at Parkway, Hilton, etc., and the grounds are nothing like Orange Lake or Vistana, either.

The resort looks rather like an army barracks, with all two-story units, down long streets, not set back or angled in any way.

How could they sell those units for that much money? It's managed by Consolidated.

If they can afford the maintenance fees they should just keep it and learn to use it. They have four bedroom, which can be locked off, right? So they can trade for great vacations or rent. Have them join TUG and get to know us. We'll guide them slowly through the process to get the best value for their money. They have lots to learn.
But they have so much fun ahead of them if they use the timeshare.

Patri, the units cannot be locked off. They are two-story townhouses with a large number of bedrooms. They are an oddity in timeshare, especially for new. This was a townhome complex or something, that was converted to a timeshare.
