Where to buy near northern Virginia or keep renting

Hi, I’ve been renting timeshares for the past 10 years but I have never owned one. I’m considering to purchase one, but I am on a beer budget and I want to find a timeshare that has a greatest trading power/value, easy to ged rid of or whatever. I’m not very familiar with all the terms yet and ideally it’s gonna be easy to rent if I cannot stay there . obviously we would like to stay within the driving distance from DC/ Northern Virginia so considering outer banks, ocean city MD, regal vistas in Massunaten or what would you recommend. It will be 2-3 people traveling and I have school age kids so summer is ideal or winter break but we hate cold and do not ski
 
Good trading power isn't cheap, and cheaper options can be harder to get rid of. Massanutten isn't really easy to resell I don't think, look at all the units (though not Regal Vistas) up for foreclosure auction posted on TUG recently. Ocean City you probably would have to own, I don't see it a lot for exchange, but again, I don't think it's a quick seller. Nothing cheap is "easy to rent" IMHO, so I wouldn't suggest planning to do that really.

What I might recommend is look into a low MF/pt ratio Wyndham, or a good MF/pt RCI points - I got Grandview and Massanutten might have one that gives a lot of points for the MFs. I think the thing to consider is - what are you renting at now? Like what MF would make it worth owning? Or are you having issues finding the rentals for dates you want?

I am more interested in vacation destinations few hours away from DMV area.
 
Well Williamsburg has many resorts. I am at Wyndham Kingsgate right now. About 1.5 hours from the DMV.
 
Put me in the camp that thinks Massanutten is the best option on your list and probably the best option in VA. Williamsburg definitely has more resorts, but the attractions there just aren't my style (I have no kids). With some kids and aiming for summer, Williamsburg may have more appeal. In my opinion, one of the biggest draws for Massanutten is the skiing. No need for the ski slopes means you'd probably do a couple summers at either Williamsburg or Massanutten and be looking to trade out of either in a couple years.

I've looked around OBX extensively and never found an option that made sense, but I've been there a dozen times. It's an excellent area, but no great timeshare options to my knowledge.

An alternative would be looking for something with decent RCI points value in Vegas at Grandview. Those actually can carry some small value if they have a really good RCI point value, so the best options there may be out of your budget.
