My MFs were $1,608 per unit per week (all up). I have the largest straight 2 bedroom units - "A" Penthouse units. 1,283 sq. Feet, according to the brochure, with a 648 sq. Foot Lanai (porch/patio). overlooking the golf course. No oceanfront, no direct ocean view, no super fancy pool. Nice small pools, like an apartment complex.

But note! No club dues are included, as I'm not a member of HGVC, by choice. That is an option with affiliates. If I joined the HGVC club, that would add the $182 to the amount.

thank you for the info. Sounds like you have a nice set up and enjoying your time there. I am jealous....we are overcast and chilly in ATL right now,...

That's the whole purpose of owning here. First crack at getting multiple weeks in the same unit in a row. That's why I pay the premium.

That makes sense and one of the reasons that were thinking about it. We like the idea of having a reason to regularly going to Hawaii....we are beach/island lovers.... It is a long haul from ATL but a direct flight..... What are your MF this year? The one that I was looking at was 4,800 platinum points but they only provided last years MF, which was about $1,300 but I am unsure what all that includes. I know ours at Tuscany Village was $1,446 total ($846.07 for Operating fees, $252.68 for Reserve fee, $166.02 for Real Estate Tax, $182 for Club Dues, and $5 for Voluntary ARDA fee) for 5,000 Gold points. Thanks.

You don’t have to pay the ARDA fee. I know it’s only $5, but it’s $5 less you would have to pay. I also don’t like supporting an organization that puts the needs of the developer over the owners.
