What would you offer for a TS at Vistana?

So...I was curious about a few ads in the TUG marketplace because they didn't state which section of Vistana they were in. I would have thought that kind of information would be pretty important to buyers (like trying to sell somebody a house without telling them what street it's on).

So, I sent a message to the seller (who was a real estate agent) -- the one they had listed wasn't where we wanted (Fountains or Springs) but they said they had several and asked me to make an offer. :rolleyes:

I was assuming a fair price would be the closing prices I've seen on ebay. What do you think?
 
Since there are some listed for free or nearly free in the TUG Bargain Basement, I wouldn't offer much. I actually got a SVR Falls 2 Bdm. free myself, from another Tugger, who got it for free.

Be sure that the special assessment is paid, too.

Resales don't have points at any of the Starwood resorts, but the mandatory resorts do have Staroptions. It's hard to search for Bella and Keywest, because so many of the SVV Ads do not specify which phase they are in.

My scouring of Ebay recently shows platinum 2BR LO in mandatory phases of SVV seem to be in the $7k - 10k range but they seem to be rare lately. I am waiting until MF bills go our at the end of the year to see what happens.

For SVR, I agree with Denise....not much!

All springs units are fixed. I recommend looking into the Lakes phase because they will all float weeks 1-52 up to 12 months in advance and the refurb has been completed. Additionally, this ownership allows for access in the Cascades which have their refurb starting this September.

Fountains I and II have two seasons so be careful which one you buy. They are callled "High" and "Prime" and the weeks associated to each season (I am going by memory here) I believe are:

High: 1-4, 36-39, 48/49
Prime 5-35, 40-47, 50-52

If you own high season, you can book into prime season up to 60-days in advance and you will pay a $25 per night upgrade fee.

If you own prime and you want to book into high season, you can do so up to 60-days in advance but no fee required.

Fountains can also be reserved at the Vistana Beach Club and vice versa.
 
I wouldn't buy at SVR at all unless I was very inflexible and needed a high season week. Most weeks can be booked via II Getaways for less than the cost of MFs. Why commit to increasing MFs and the constraints of the reservation process when you don't have to?

If you picked up a unit cheaply (with the SA paid), then you'd be able to take advantage of the Starwood preference in II. You could also do this with SDO & SBP, but I think SVR units go for even less. The mf on these units aren't that bad (less than Vistana Villages), although SDO & SBP are a little lower. I don't think it would be a bad purchase, as long as you know what you're getting. I've been satisfied with the trades (both Starwood & non-Starwood) I've made so far with my SVR unit.

My "free" week at SVR is in Falls, and it's a fixed week. 65% of the time it falls the week before or after Easter, so I think it will be a good rental for those weeks, and the other 35% of the time, I will use it as a II exchanger. I have already exchanged the 2010 week for WPORV. Eventually, I'd like to even use it myself....but that may be awhile.

This could only be answered by the person that is interested in the property. What does the OP intend to do with the ownership?

Your scenario Lisa would certainly fit your use patterns but if the OP intends to come to Orlando to use the ownership and did not want to rely on obtaining weeks via getaway, owning a float ownership would be a better fit. Also remember that your concept fits well for today's model because of how tourism has declined. The float ownership provides for more certainty of use options for the long term.
 
We will need prime season, but have to be a bit flexible because our vacation doesn't fall on the same weeks each year. We might have been able to use a week 7, but those are harder to find than a floating prime week, I think. And yes, all trips will be to Orlando, unless we choose to stay in WDW, use our CPR week, and then want a week at the beach -- yes, this all adds up to a 3 week vacay each year.

Seems like Fountains I is the best for us -- I didn't know about being able to book at Vistana Beach Club, so I'll have to look into that. I wasn't thinking of buying there, because that is really not the style of resort we're wanting and the MF's are considerably higher (even though they're practically being given away)

Actually, I'm very flexible, and using my SVR weeks ($700 MF) to trade into WKORV(N), WPORV, WLR, HRA which all have MUCH higher MFs (~$2,000) works really well for me. For others, fixed weeks at SVR work really well. You have no guarantee that a certain week will be available with II Getaways. It really depends on how you want to use your ownership.

can other phases at vistana resort like cascade book into vistana beach club too without going thru II?
 
Cascades no. It was two areas Fountains and......... (Where r u Jim???)

This is lost if the units are put into SVN. Nobody knew that until I pointed it out to them from the contract. It went to legal before it was confirmed.

Thus far, I've traded SVR 100% through II. Starting next year, 2 of my SVR weeks will be in SVN, so I could use SVN if I wanted to.

what would be a good price on either a 67100 or 81k point odd year usage in the bella section? I am ok with an EOY since we own several other units and wont be going every year anyways. They said it was 67100 points when they purchased it but they said it was deeded week 6 but this week shows on the SVN chart as 81k if it is deeded week 6 in the bella section. The yearly dues are $551.00 per year if that makes any difference.

I saw a couple of other ads that showed the same thing a lower point value for week 6.. can they give you less points but show on the chart that they are worth more?

Also what about a 51,700 every year usage, the owner said it was a 1 bedroom in the bella section for 60k points but I don't see anything for that amount so I am guessing it is the 51700-- is this too small to really use within SVN?

We would like to get either a 1 or 2 bedroom at the Sheraton Broadway, Vistana Village and some years hopefully get into Atlantis even in the off seasons.

So, was the ability to float 1-52 the only reason why you'd recommend Lakes/Cascades over Fountains?
 
So, I'm still getting emails from that realtor who says they have several Fountains units available. I'm thinking that the eBay price is reasonable to pay (am I wrong here?) There are also others listed elsewhere that ask for an offer, and I haven't found any on TUG that are as reasonable as the ones on eBay.

I've been watching the eBay listings for about 2 months and there haven't been many Fountains units available. The only 1 went for $455, but that included 2009 use free and it was 2 months ago.

There was a Fountains II unit that ended at $304.99 this month.

Would Fountains be comparable to Cascades (winning bids range from $98 to $322) or Lakes (a 2 Bd went for $631, EOY with free 2009 use, a reservation already made for 2009)?

So...I offered them $200...

Their response was: did you mean $200 or $2000? $2000? Not likely!

I'm better off sticking to eBay, I think -- that seller is just waiting around for suckers.
