What is reasonable rent for a timeshare during prime seasons ?

I listed a two bedroom timeshare for first week of august and was told by one person that they stick to under $400 a week. I thought I would get a taker at $700 for the week. How can people rent that low and how can you find them! RCI exchange fee is almost that high.

I am sure people loose money renting time shares — just like many do in abt every aspect of timesharing.

There are a bunch (most units/weeks?) that would be difficult to consistently rent above maintenance fees.

Not enough data in your post above to tell about that specific situation. What resort it is at matters a lot. I like the Redweek tool that can tell you at what prices units have actually rented at in the past as well as what other listings price at.

I don’t know that I would read that much into one person wanting to rent emailing you what the price should be. But they could be right.

Huge attraction for tourists. They get millions of visitors a year. Water park capital of the world.

The $400 guy is probably using that number as the starting point for his negotiation to get you to lower your price. Hard to imagine you can get a hotel room for $100 a night in the Dels in August, much less your 2 bedroom.

She gave me the name of the renter and I know he does rent his timeshare

It appears you are looking at the last minute rental listing on TUG. That is for a rental starting this Saturday.

They will do well to land $400 at this late date.

The rental market is slow right now, so before I priced my week, I'd take a good look at identical rentals on some of the major websites, like TUG & Redweek and see what the going market is. Then I'd price my rental in the bottom 50%. If there are a ton of identical listings, I'd post mine near or at the bottom. I wouldn't worry about other opinions. But for last minute rentals, there is no "reasonable" rate - you are just looking to get whatever you can, so you don't lose it.

The renter also has to pay the $180 housekeeping fee at check in so at $520 to you + HK $180 there's your $700. I get why the guy says he can get it for $400 from owner.
If is getting hard to justify the cost of the UDI unless for personal use. I know my friend is bailing. @chriskre

Nope,she was $400 total He covered the cleaning fee. I will probably bail out too.

That is what is so weird, two fellows have a business with the same ownership and get over $229 a night. The one fellow owns at least ten ownerships, all given to him.
Some ladies and I have communicated, we all are unable to find renters and this $400 fellow must be in our category.
Just a note, maintenance is 2100 Plus cleaning fee and the only weeks that get picked up for rent are the red weeks of summer. Sometimes you can rent out a weekend, but we have the big cleaning fee so you can’t get much.
we bought it so relatives could come but we can never get the tines we want, and we are actually renting from one of the high priced owners for the week of Fourth of July

The rental in question is a Christmas Mountain Village UDI. At any one time you can have a red white and blue unit reserved ( and one within 45 days?)

Dearly departed @brucecz was a master at this ownership and made a very good living renting this out. But at that time the housekeeping fee for each Resie was $25-30. Now fee is $180 making it extremely hard to get the same value out of this ownership.

If interested, do a search for CMV UDI on this website. This is a Bluegreen Resort with point ownership, fixed week and UDI.

when you own multiples like Bruce did, calling in frequently for openings is worth your time. But Bruce was notorious for letting units sit empty, and there were lots of complaints. That was when the fee was instituted for reserving and not checking in.

😳😳😳 How does that even cover his fees.
It doesn't. and we have to be in the ballpark price wise to get renters. Plus RCI dumps multiple cheap weeks for rent on the market during white and blue weeks.

Sorry, I haven't spent enough time here over the years to know how to properly use these boards. I do have 6 Timber UDI's, a few I had gotten from Bruce. I had to learn most of what I know today the hard way. Mostly because BG keeps changing the rules. I do miss chatting with Bruce about his business. I rent some out and use it as often as I can. Bluegreen does anything they can to try to strong arm the owners into giving up and give back their ownerships. One thing Bluegreen had changed the opportunity to use a split reservation form. There are ways around this. It's been a few years since families could afford to go to the Dells and spend an entire week with entertaining the entire family for 7 days. Most of the weeks I break up and rent out in 2, 3, or 5 or 6 night stays. In a week renting out 2 different stays, in a red time period I'm renting it out for $700 and $900. (If I make enough money from one reservation, I might let the other 2 nights go for $500, because the $189.95 cleaning fee was already covered.) One 6 night stretch I had rented out for $1,200 this summer. I don't like to let units sit empty like Bruce did, he would give nicely discounted rates sometimes. I'm getting to the point where I might have to sell my 6 Timber 2 bedroom 2 bathroom Pure UDI's. I've had some health issues and can't manage them as I had over the years. The yearly maintenance fee's were $2472 each last year(2023/2024), and go up every year. Someone had said it's easier when you have more units to work with. They're right. I'd like to sell all 6 to one person and with that they could learn what I know as far as the ins and outs of the Bluegreen UDI rental world. (there are tremendous write offs if you have a good accountant).

I happened to speak to the person who was renting for $400 for the summer week. He told me has rented eight weeks off his ownership this year. His theory is to take what he can get for the weeks.
He told me he rents through Facebook marketplace. I haven’t had any luck with that venue also usually get a lot of people thinking it is a year round rental or I get offers of $200 a week.
