Westin Nanea Resale

Does anyone know how many nights you can get with Westin Nanea home options 148000, 163000, 178000, 195000? Thinking of resale but not sure what’s the right number.

Second question, can you trade /deposit/ exchange on II those home options or do you have to have a Nanea reservation to do so?

How much should I expect to pay (fair market purchase price) per home option point? The range seems to vary a great deal via different websites and I can’t figure out why apart from annual/non-annual usage 1/2/3 bdr and resort/OF views. Example one was selling 18000 for 81000 options another was $10000 but they both had resort view.

I can't speak to price, but there are two kinds of HomeOptions, oceanfront or resort view. Certainly oceanfront is going to cost you more per HomeOptions than resort view would cost. It seems that Redweek is kind of a mess for this resort because they list unit sizes and not the number of HomeOptions, though you should be able to kind of match that up based on the StarOption chart. Most people would have purchased a set number of options based on the unit size they would have planned to reserve with it. People also often say they bought a 1BR resort view, but in reality they bought 81,000 HomeOptions. Those numbers you quote should get 7 nights in the unit size for the number of options. 148,100 would get 7 nights in a 2BR resort view. It would get more if you can book a 1BR resort view, but you won't be able to use them to book oceanfront. You can probably use the values on here to better determine how many options each Redweek listing is without having to contact each one of them.

As for exchanging through II, that would be your only option to exchange if you want to go to a different resort since you don't get to use VSN and StarOptions.

Worth noting that resale home options at Nanea can only book their specific view. Ie if you have resort view options you can only book choices 3/4 above, and if you have ocean front options you can only book choices 1/2.

This is also true of developer or requalified HomeOptions until 8 months out when they turn to StarOptions.

The only way to book oceanfront is to have oceanfront HomeOptions or attempt to use StarOptions at 8 months. On a related note, much of resort view is in Westin Flex, but no oceanfront.

You may know this but a resale at Nanea won't allow you to trade your options to go to the other Vistana resorts but a resale at the other sister resorts, Westin Kaanapali North or Westin Kaanapali will so you could still go to Nanea but would have other good choices for trades without needing to pay the interval fees.

I beleive so, but you don't deposit a week, you deposit HomeOptions and make exchanges based on the TDI/Unit Size grid.

It might be a few things. It is a newer resort and is what is in active sales. So people visit and they see the property and want to buy, possibly increasing demand. Also since it is newer, it also means there are probably fewer VOIs available on the resale market, thus driving down supply. The old supply and demand curve. It probably still fetches decent rental prices which is something else that can keep resale prices up.
