Have enjoyed this property and surrounding area for many years but just cannot get out there any more. Can no longer travel due to many issues.

Property: The Westin Mission Hills
Type: 2BR Lockoff Villa
Week: Floating
Villa: Floating
Home Season: Gold
VSN Season: Gold Plus

Will pay transfer/closing fees and 2017 maintenance fees. Give me an idea when you would like to use it in 2017 and will book it in advance for you!

Usage --- annual? biennial? triennial?

Most recent annual maintenance fee amount for this ownership?

Specifics of "gold" for reservation purposes in this "floating" ownership? i.e., does "gold" / "gold plus" have defined dates, seasonal or other restrictions?

Well, they exist nonetheless. Numerous Tuggers have (or have had) triennial ownerships, although I do not claim to know whether they exist within SVN.

Not to go down the rabbit hole, but true. I owned a triennial for about 12 years...or would it be 4 :)

Perhaps they do exist, not questioning that. I simply said I never heard of them. They don't exist with Vistana (or MVC or HGVC for that matter). At least not that I know. If I am wrong, please correct me.

Looking at the MF database, the 2016 maintenance fee was $1803.91. Though 2015 shows as 1833.27. Not sure if 2016 is wrong because I see they didn't list a property tax amount.

I don't think any Vistana weeks are triennial.

Property tax on California timeshare is billed separately by the county. The MF amount listed looks like in the right ballpark for WMH.

That makes sense. So the database lists the 2015 MF as $1633.27 if I exclude the $200 tax amount that was input. The 2016 MF as is then $1803.91. Is that accurate? Seems like there was a pretty steep increase in fees.

I don't own at WMH, but property tax should come in around $100 to $150. I looked at Redweek, most of them listed $1804 for MF, which tells me it is likely the right number (without property tax). I find that Palm Desert/Rancho Mirage timeshare maintenance fees to be on the high side, but then it is California...

I wonder if it would be helpful if you changed your main title to show the resort name (Westin Mission Hills), vs. just Vistana?
When I first glanced at Vistana, I immediately thought of the FL Vistana Resorts. Admittedly, I'm not a whiz at the Vistana family of resorts, but there are probably others out there like me. :)

Agree, I did the same thing. However, I don't think the title can be edited based on what I've read from others.

The listing of Home season and VSN Gold Plus is very confusing. Since Star Options do not transfer, this resort can only be booked directly or deposited into II for exchange. It either is a 28-35 season (super hot season) or 22-27, 36-49 season week, not both.
