Westgate's Deed Back Option. (Nov 2014)

...which is a lot less than paying some law firm, charity, PCC, or Viking ship operation

...for what would almost always yield zero actual (or lawful) results.

I am going to contact Westgate Monday. We have a week deposited with Westgate. Will we be able to keep that week, already paid for or should we expect Westgate to take our week away? We have until 2019 to use it. If you think I could keep the week, where do I ask them or when do I ask them about the week we have deposited with them.
Your thoughts are appreciated?

2 of my sisters own Westgate and one asked me several months ago to help her sell hers. I told her the chances of selling were very very slim. She wanted to try. No dice. So yesterday I searched for this topic here (been a member for a long time) and lo and behold I saw this thread. I texted my sister, told her the details given here. She replied this morning saying, coincidentally, she had just completed the process! So it works. This is a great opportunity for owners to get out from under a timeshare they no longer want, even if it does cost them some money.

Agree wholeheartedly, especially since the restrictive reservation policy that Westgate forcibly imposes upon resale owners essentially renders Westgate timeshares virtually worthless in the resale market.

It's a bit "out of character" for Westgate to ever be considerate, but when you think about it, "deedback" acceptance is self-serving and likely very good for their bottom line. They re-acquire inventory, essentially for free (and with several hundred dollars profit even after deed work and recording costs). That is "inventory" that they already sold previously at inflated developer prices. Once back under Westgate control via "deedback", that re-acquired free inventory can be (and will be) sold all over again at inflated developer prices in "presentations" to some other "lucky" new Westgate owners. :rolleyes:

I got a bit more info out of my sister. It cost her $900 to do the deed back. She said it was still worth it. She actually used and enjoyed her timeshare there for many years - maybe 20 or more - so she feels she got her value out of it, even at the developer price. And we do have to remember, to be fair to owners from way back then, 20 years or so ago, developer sales were the only game in town.

Anyway, my point posting on this thread to lend another credible verification (hopefully - LOL!) that Westgate is indeed accepting back at least some owner's weeks.

I now have to tackle my other sister, who REALLY needs to get out from under Westgate as she's recovering/dealing with breast cancer and a myriad of other serious health issues. Her health is very precarious and travel is almost entirely out of the realm of possibility. And she hasn't got the financial resources either to keep a useless ownership.

I sincerely hope that you can impress upon your sister that the "deedback" option is one which Westgate could take "off the table" at any time, with no obligation to provide any advance notice before doing so.

It would be a shame to not take advantage of the "deedback" opportunity while it's still available, especially since the current resale Westgate reservation constraints render the ownership essentially worthless in the resale market. Accordingly, selling it (or even giving it away for free) would be somewhere between extremely difficult and outright impossible. With maintenance fee bills now literally right around the corner, that money would certainly be better applied toward getting out --- promptly, cleanly and permanently. Given her difficult circumstances, this burden is surely best seen in her rear view mirror.

...which is a lot less than what these various law firms, charities, viking ship operations and rescue/relief/exit companies charge. Also, what your sister did with Westgate was a clean, sure transfer. Some of the above-mentioned operations that take money from clients might not even accomplish what they were paid to do.
