Was recently deeded 2 Marriott timeshares. Could use some advice.

I am completely new to timeshare. My parents recently transferred ownership to deeded units both at the Royal Palms in Orlando. They are each 2 bedrooms, one in the red season and one in white. I have minimal interest in vacationing in Orlando. My understanding is I have 2 options. I can sign up for Interval International and exchange the units along with paying the various transfer fees. If I go this route do I have a reasonable option of exchanging for other Marriott locations (or other similar type resorts)? Alternately, I can opt to enroll these units (paying $2,395) and receive 3,800 Points. Looking at the various points charts for resorts I am interested in (for example the locations in Aruba or Hawaii) it looks like I would have enough points to book something. I have 3 children so will need to travel during vacations and/or summer.

Questions - Would you recommend I convert to points? It seems there are some downsides if you have a home resort you really like but I am not sure it applies in my case. If I were to enroll, should I try increase my total points to be above 4,000 (move from Owner to Select level)? Is it worth it? Could I just buy these points resale or is there going to be an issue with combining enrollment points and points from a resale or even just buying direct from Marriott?

Where would you like your home resort to be? Join Tug , check Marketplace, find a exchange or rental to a place you would like to try. Before investing more money, rent your places, use that to pay Maintenence fess or rental fess thru TUG. There are lots of places available . And we are all here to guide you thru the world of timeshares, it can be a fun thing!

You might want a Moderator to MOVE your post over to the Marriot section.

As a direct family member (gift from your parents) you might have very different options than a resale buyer. Action plan to get to points would be MUCH more informative or usage of those points ... answered by experienced owners.

As you know since the transfer is from your parents, you retain the ability to enroll the weeks which will give you the ability to elect DP or free Marriott to Marriott exchanges within Interval.

Rather than enrolling the two weeks for $4,800 consider spending another $6,000 more to purchase 1000 trust points and include the enrollment of the 2 weeks as part of the sale. You can buy the same 1,000 points resale at about $6-$7 per point all in but your weeks will not be enrolled. With your enrolled weeks, and the 1000 trust points you'll have 4,800 points which is a decent amount of points.

I am a Marriott owner and have enrolled my weeks into the points. I have only once converted a resort to points, but being in the points program has great benefits.

I have an account in Interval International that allows me to trade Marriott to Marriott for $0. That fee has gone up to $129 recently for non Destination Points owners. You do pay $195 per year to be a DP owner so joining II and exchanging will be a bit more expensive, but not ridiculously more.

I own Imperial Palms which is in the same complex as your resorts. I have the "Special" season which is the highest demand. I almost always exchange that week for something else. I also deal with school schedules, but I have exchanged for Palm Desert in CA for Thanksgiving. Palm Beach in FL for Thanksgiving. Oahu for Christmas, Newport Beach for Spring Break, etc.

I have been offered Aruba from Interval but declined it once.

Another thing that being in DP is that you can augment the points you earn by renting them from another owner. I rented enough points to add 2 nights on my Spring Break trip to Oahu next year. Points typically rent for about $0.50 per point.

I would recommend that you post in the Marriott forum and get ready for a flood of info!
