WARNING to Potential Buyers of Capital Vacations - They stoop to new low level

I received a call from my former partner who was enjoying his week at Jade Tree Cove. Capital Vacations owns units at this timeshare, and they attempted to persuade him that his week was of no value. They promised to rescue him by converting it to points, warning him that his maintenance fees would exceed $2000 if he did not comply. However, he was never informed of the number of points or the cost associated with this conversion, and he mentioned that they had made similar claims the previous year.


He reached out to me for my perspective, sharing that this time the sales team presented him with a post from TUG, actually it was one of mine from 2017 as their proof. They misleadingly claimed it was the last unit ever sold and insisted that owners could not give away their weeks, incurring significant costs. These assertions were false.


Many owners cherish their units and continue to enjoy them, as this is indeed a wonderful destination. I chose not to delve deeply into the details during our conversation, instead advising him that the salesman's words were deceptive and that he should walk away, especially since he possesses a prime oceanfront week in one of the larger one bedroom units. I assured him that if he wished to part with it, we could find someone on TUG who would appreciate it. He confronted the salesman, who maintained his false claims.


I requested a copy of what the salesman had shown him, and I was shocked by the content. The sales staff at Capital Vacations had sunk to a new low.


I have attached what was presented to him alongside my original post. Please examine the final line of their document in comparison to my post. The markings were made by the salesman, who added a outright lie, a false statement claiming I was willing to Pay Buyer $5000. Additionally, it appears they altered the maintenance fee, which is perplexing.


I have encountered numerous instances of deceitful timeshare sales tactics, but this case stands out. They are now utilizing a TUG post to further their misleading narrative. I inquired if he knew the salesman's name, but he did not; however, he mentioned it was the same individual from the previous year.


I am now contemplating whether to reach out to Corporate at Capital Vacations, though I suspect my concerns will be disregarded.


Ultimately, they have added a false and misleading statement, demonstrating a clear intent to deceive. Their sales representative acted with malice by misrepresenting my post. It is disheartening that I am the face of their lies, prompting me to share this warning with potential buyers at Capital Vacations, as my post will appear in searches on TUG.

The salesman’s paper won’t load for me
 
He added a line to the post, as though Panina was willing to pay someone $5,000 to unload the week. Unbelievable. That's forgery and is illegal. I would turn this over to the state's AG.

That is a good idea but I will have to ask my ex as he would probably get questioned. Their defense would probably would be we never showed that to him, he did it. The irony of it all is my ex never notice the last line said $5000. He was just shocked they were showing him my post. He saw the picture and name and knew it was mine.
 
The AG in SC would believe you, because they have probably had others complain about Capital Vacations' sales' tactics.
 
would bet any salesman that would do this has a long history of working in sales offices for multiple resorts!

Still another example of the remarkable lows to which Capital Vacations sales hyenas will stoop to try to extract deeds from owners and peddle their "convert to our points of very dubious value” program. Reports of deceptive CV sales weasel misbehavior (including some recently reported here in these TUG forums) are strikingly similar --- and somewhat disturbing. For the deceitful Capital Vacations sales hyenas to reach further "lows" beneath this recent example they may need shovels and backhoes.

I frankly doubt that "Corporate" at Capital Vacations would care much about reports of misbehavior by their sales force. The m.o. of the CV sales hyenas (as described in some detail by people who have personally experienced and endured their aggressive "convert your deed to our dubious points” pitch seems quite consistent, so it would at least appear that the Capital Vacations sales hyena m.o. and misbehavior may somehow just be acceptable to the "higher ups" within CV.

To report this matter to any authorities (or to anyone at Capital Vacations "Corporate") , a name / identity for the offending sales hyena would be helpful. If this particular jackal was on site a year ago and is still operating on site now with the same m.o. (a worse m.o. actually, now stooping to alter and then falsely present as accurate the written communications of others), it should not be too difficult to get his name.

C'mon Panina, we know you can't spell "COVER." Kidding aside, very interesting that he also changed studio to 1BR, likely because your ex has a 1BR. That is deep, curious if he did it during the presentation. He must have taken his screenshot some time after 12/15/2024, which was when you made your 6,928th post as reflected on both his and your screenshots.

You can be a detective, lol. Seems the salesman puts work into deceiving each of his prospective victims. This was definitely specifically targeted towards my ex. What are the odd it would be his ex's post?
 
That is definitely fraud. He also changed the maintenance fees to make it seem a lot cheaper, from 2017 until now. No way the maintenance fees were reduced during the last 8 years.
 
This post screams in so many directions. How ironic that the sales hyena targeted your ex as a lead for your post. Let's hope the weasel lips and hands writing salesman reads this and feels sheepish.
 
This Capital Vacations scam goes up on the crooked timesharing leader board with Wastegate's hidden pocket and DRI's ex-boxer board candidate.
 
just did a tour at Stromy Point in Branson MO,, Capital Vacations .. they are proud of the fact how much they have grown over the past years .. but it appears they are sucking up all the older resorts with poor maintenance and lower fees.. the pitch spins a LOT of fantastical tales of how to use their points. OMG.. cruises, hotels, VRBO, other timeshare all for 200K points with 1800 bucks a year or you can put your existing unit in with there stuff on teh aspire system and get 412K points for $873 a year.. the programs sounded "too good to be true" and that is what i told the salesman.. too many nuts and bolts to make sense to me and i have been in TS for since '99..
 
I went to a sales pitch in cape cod yesterday. I have a week at Fort Lauderdale beach resort and they said I would have the opportunity to cancel my timeshare in the future as they are a legacy owner . I am having 2nd thoughts with signing up. The resorts are not that great and the hotel discounts they promised at non existent. I have 3 days to cancel the contract . Anybody tried canceling the contract? They also did not guarantee that I could get out of my week at FLBR.
 
Just wanted to add this contract is with capital vacations.
 
You definitely need to rescind that purchase. These are old resorts. There are several companies who have taken over management of resorts and are selling truly terrible point systems. Nothing good will come of a purchase at Capital Vacations.

Be sure to write a letter saying you do not want the program you bought. Be sure all owners sign it. Then mail it through USPS with return receipt. Then rest easy and forget about it because you will get that receipt back within a few weeks.

if was a regular house u purchasing and the realtor did this they’d be canceled AF

We recently toured capital resorts call Stormy Point Village in Branson MO.. It's and older resort but seem to be in good shape,, they are nantucket style homes not condos and the inside of the tour model, a 4 bedroom was nice.. it a 3 story with teh main floor the kitchen living room,, up stars was bedrooma and the 4 bed unit a basement type setup for the other 2..

The pitch was quite interesting with us a timeshare owner in Surfside at now Grand Palms resort they tried to tell us they could roll them together.. it was a lot of BS rolled in a lot of slides during a powerpoint presentation.. I took a bunch of picture and have picture of the contracts.. they start at like 57K and drop to 30, on another one of different points starts at 22K and drops to 14K.. it quite the math class you need to keep up..

It much like the Wyndham system with you needing a min of like 250K points to use the system.
It a well put together pitch and they make it sound nice but as we know about TS salespeople it was a lot of BS.. they go in and buy up the older struggling location , run the MF up some even get special assessments..

they offered $200 american express card and I used the heck out of it.. found out in reading some other post i might could have held out for $250.. we might be back in the area in dec and might try to talk wife in to doing it again for $250 bucks.. and go to a couple of shows.. wanted to do Dolly Parton but due to rain and weather did not.. nice place but hilly as HECK. PS they request your attention for now 120 mins not the usual 90 mins.. 30 more mins of hard sell..
