Want to walk away from PortOcall 3 bedroom MF

Has anyone had any dealings with Elite Resor Group and or trying to give back their deed to this property in Hilton Head? Thank you
 
Search TUG for “Palmera” and you will find some stuff. I love exchanging in there, but am glad I do not own. I believe @tschwa2 has some experience with owning Palmera. My memory is they require prepaying a year’s MF before commencing effectuating a resale, but I could be wrong. What week do you own?
 
Palmara requires $1500 for transfer. Of that $1000 goes toward future MF's and the other $500 is paid to the management company. The $1500 is required whether it is an annual, EOY or triennial. They do not accept deed backs or at least haven't in the past. It probably would still be worth it to ask. When you call ask about the transfer requirements. Report back if they have changed.

Palmera is the name f their vacation club. The management company is Elite Resot group.

We have paid MF since their first triennial of sale of our wk23 triennial. My husband is 75, we cannot make that trip. Desperate to be rid of it. But, they keep saying no deed back. Have had It on marketplace before and currently for one hundred. Paid cash in full in 2005 for it.
 
You got your money’s worth. If they won’t play ball, you can’t either. It bugs me resorts won’t come up with a plan to take back their valuable product. And if it is not valuable, why should you continue to sink money into it? Just walk. Send no more $. Eventually it will end up back in their hands.

Many timeshares aren't even worth a dollar, and many folks wouldn't even take for free. Some sales need to sweeten the pot to get sold like free closing and a $1000 Visa card after closing, so essentially paying someone $1000 (not a scam company) to take your week. Or the second option, is to let them take it back,which usually only happens after you stop paying.

I've said it before and still think it's the truth, the big reason they make these weeks deeded is to make it hard to get rid of. If you can't get someone else to take it on, let them take it back.
