Villa del Palmar resale

I am negotiating a timeshare sale for Villa del Palmar for 1200 points every even year. They have used 7 years and have 8 left. They would like 7K Cdn for it. Would this be reasonable. Thanks.

1200 points would cover a studio for a week at most Villa resorts. You could rent a studio online for way less, imo. The mf on 1200 points is about $600 USD. $7000 cad / 8 = $875 cad or $642 USD + $600 USD for the mf = $1242 USD a week or about $1700 cad. You would have a two year reservation window so winter at Flamingos is possible.

Its not a bad deal considering having access to reservations at Flamingos or the Arco. You would also have access to the Valencia and Enstancia. Cabo and Puerto Vallarta are the lower point values in the system. The others have a higher point value. Here is a point chart to look at.

No no no... you can get one for a couple of hundred bucks. You can buy at ANY of the Villa Group resorts and use the points at any of the group resorts. They are often available on eBay for under $1000 for a 1000-3000 points every year. You just have to wait for the deal. I bought two resales for the nicer sister group Tafer and paid under $1000 each for a total of 3000 points a year. I get all the privileges except my bank or borrow window is limited to one year rather than three... which for my saving over fifty thousand dollars is not a big deal. We LOVE Villa Group and Tafer resorts. Also there are good deals on Sell My Timeshare Now and Red Week. These two resale outlets are great for buyers while they suck for sellers as they set a high price in order to make the fee they charge seem small by comparison, but once a seller realizes its not selling, they fire sale or take an offer. $7000 for an every other year is RIDICULOUS when people are giving them away. Fact. In two minutes, There are 25 for sales of 1000 or more Villa Group points ANNUAL USE for under $5000 with four of those under $1000 and one for $1!!! I thought without Elite you couldn’t get into Estancia.

I did find a free two week in a two bed Winter Gold week on the free timeshare page here at Tug. The banked weeks didn't transfer but the Gold Weeks were turned into 5900 VPA points. I think you could find a Gold winter week and it would probably transfer as VPA points. If it didn't you would still have the Gold winter week that would have access to everything but the Valencia and Enstancia.

The Villa Group Facebook buy, sell and rent page often has Villa Group for sale.

@SML123 is right in that if you wait and look you will probably find what you are wanting for nothing. The last one we picked up was 100% free. When I say it's not a bad deal I am comparing the studio cost to what you could rent it for from the Villa Group. Compared to free or very little it would look like a bad deal. Having only a 7 year rtu is a plus in my book and minus in others.

Here is a 2000 points annual use at Villa del Palmar Cancun for $5000. With traveling from Canada you'll want to stay more than one week... and 2000 points will get you two weeks in a studio. I have been considering buying one of these as we love the Flamingos resort in Nuevo Nayarit. Where can I find the chart that shows how many points are needed for the different room types or the different seasons? Also if you buy a small account can you save your points for the next year to book a better season or a bigger suite? We love the ability to walk into Bucerius every night for dinner. When our Buganvilias contract ends in 2029 we would also be interested in something else in the PV area so a Villa Group contract could work since I believe you can book any of the resorts if you own points.

So here is the problem I have with some of the timeshare marketers. i send a request with a question and don't get an answer. I get a reply that it has been sent to the owner but that's the last I hear.

I am an owner with Villa Group. I have 2 two bedroom units every year. Own Flamingos since before it was built. Owned studios at VDP Cabo before that. My management fees are a little over $1,000 per unit per year just an FYI.
I am not on the points system. I declined the last time I went to one of their presentations. Didn't want to pay more to switch and it didn't seem worth it.
In March, for spring break, we are staying at VDP in Cabo, not Del Arco. Couldn't get in, over 1 year ago trying to book. Yes, I know March is hard, but nothing available for the entire year. So be aware that Del Arco and Flamingos book up VERY fast, so even with your points you may not be able to use.
Knowing what I know now, why buy, just do some research and you might score some good deals on here or on eBay, Red week, or other places. Depends on how flexible you are time wise.

I still think Winter Gold are the better memberships but starting a while back the Villa Group reverts gold weeks transfers to VPA. I think a member could request a reversion from Resortcom if they wanted to switch to points. Mine was a free reversion.

With my points I can book the resorts at two years out. With a Gold membership you can too.

My weeks are anytime, Gold. Yes, I can book two years out. of course, based upon availability. But.....That is the big IF.

I haven't had a problem reserving Flamingos in winter at 24 months out but I'm usually booking two bed units.

Not necessarily. I have been trying to book Loreto for two years and everytime I try, it says speak to agent, even though it says available. I call resort.com and it is always none available. no matter the dates!

Yes for 24, but not for 12-15 it seems.

For sure. A person could get lucky but Flamingos and the Arco in Feb are tough reservations, imo.

Maint fee is about fifty cents per point. So for a close approximation half of the points number is the maint fee... so about $1000 for 2000 points, give or take ten bucks.
 
I just went to the Facebook Group for Villa Group Resales... and if you sit down with a cup of coffee and read carefully there are several EXCELLENT deals posted by people who essentially just want to have someone take it for way little $. Very simple transaction. They even have the transfer contract posted.

"I want to sell my membership for $5000.00 as we can't afford to go anymore since retirement. We have a gold contract, which allows for 2 weeks a year. It can be used all except Christmas to New Year week. It is available at Villa Groups such as Villa Del Arco Cabo, Villa Del Palmar Cabo, Villa Del Palmar Flamingos, Villa Del Palmar Puerto Vallarta, Villa Del Palmar Cancun.Also Loreto. Our home base is VDA. We have a 2 Bedroom. It is paid in full. Annual maintenance fee is$1166.00. New owner pays $250 transfer fee. Contract good until March 8, 2038."

Here is another deal much better than the one you are looking at. It's in the Facebook group for Villa Group Resales and Rentals... a few scrolls down the page. You'll need to join to read. This is the way to buy an amazing vacation membership... almost free. Then you are traveling for just the maintenance fee.

Is there a difference if a contract says summer points. I thought points were points and the difference was what the unit was worth at the season you wanted to go. The VDP contract I’m looking at now says summer points.
