Dec. 2023. New to this. Bought into Vidanta Legacy Master Suite (not constructed yet) at Riviera Maya. Can use sister resorts now. One registered week, can get two additional weeks, yearly for first 10 years. Apparently can get two weeks yearly after that, not sure of additional costs. What would have been reasonable price for this? I can still cancel if do it right away. Looking for help, please. Thanks in advance.
 
If you don't know if what you bought is worth anything and you don't know what it will cost in the future, you should rescind while you have the chance.

Rescind while you have the chance. Do research. Make a future educated purchase -- or no purchase at all.
 
I had the chance to buy into Kingdom of the Sun last year, Vidanta’s new property in Nuevo Vallarta, and turned it down. Today I saw an ad (on booking.com) for a week rental there for 10K!
That’s one reason I went for the Legacy Master Suite at Riviera Maya.

This is the best advice. Rescind and research. If after doing your research you still want to buy, they will still (happily) sell to you.
 
100% cancel and research! you only get a very short time to do so!!!

Unless you bought this for a nominal fee (i.e. less than $1000), It's probably in your best interest to rescind and do some additional research. The developer mark-up will be very high and the depreciation will be much worse than driving a new car off the lot at a dealership. The thing is, they get you coming and going. They'll want you to finance the purchase with them at a higher interest rate, the resale value will likely be negligible, and you will also be liable for continually rising annual maintenance fees for perpetuity. You only have a limited time to rescind before you are locked into it, but your current deal (if not a better one) will always be there if you eventually want to buy from the developer.

If you're interested in timeshare ownership, you have to make sure it will work for you. We bought our first timeshare 30+ years ago when the strategy was to trade through RCI to go anywhere you wanted. However, the market changed as larger players (Marriott, Wydham, etc) moved in and exchange inventory decreased. The timeshare market was fractured further as companies went to points instead of weekly ownership. I'm sure there are other changes that occurred that I just can't remember. With each change, we had to make sure ownership made sense for our usage. (For us, it got to the point where the maintenance fee+membership fee+exchange fee cost us more than renting the unit directly. So we got rid of the ones that we didn't want and now we only own timeshares where we want to repeatedly go. We don't do exchanges anymore. Others here on TUG have a point-based trading strategy that works for them.)

To make a long story short, you want to have a strategy to maximize your ownership. It really pays off to research and figure out what works best for you and what is out there (fixed weeks vs points, Right to Use vs deeded ownership, etc).

It's tempting to buy these when you see the amount they rent for at an established rental website. The problem is most individuals can't compete with these sites because of many factors including cancellations. All it takes is one bad deal and you are out a high percentage of your inventory. These online sites are using developer inventory and are not loosing anything but a commission when things go wrong.

I do know people that have bought Vidanta for their own use and they love it because they use it.

On Redweek.com I see units for rent at Kingdom of the Sun for $1,920 a week to a max of $3,800 a week.

This is in contrast to the Vidanta website that offers this inventory for over $3,000 a night.

You are correct as this is the issue I am running into. We upgraded from Mayan Palace to kingdom of the Sun last year. I have rented a week or two of mp out to others on VRBO a few times. However people are flakey and cancel at the last minute. With the new contract once I have a scheduled the week I can't cancel 90 days ahead of the stay. And on VRBO if you have a no cancellation policy they won't advertise your booking. We bought Hawaii exchange to try to alleviate this issue but I'm really now sure how all the moving parts work and I don't want to lose thousands of dollars with unused booked weeks with trial and error. Is there a tutorial somewhere?
