Vidanta Rental

If I rent a timeshare at The Lux privately do I have to pay the mandatory user fee at check in?
No -
The user fees attached to an exchange into Vidanta are because those are developer deposits.
(IMO) the resort fee goes to the 'hotel' side of Vidanta . When an owner pays the MF to book a week that goes to the hotel side .

You will have to pay the local tax. We were at the Mayan Palace- PV Marina two weeks ago and it was $ 3.50 CAD / 47.34 Mx per day for a 1 bedroom.
There it was listed as ISH Jalisco. [ may vary by room size and Mexican State]

FYI / IMO - the revenue that comes in via Vida Sales selling new memberships is used for building.

I THINK the MF (this was like 5 years ago) if you wanted to stay (independent of other fees) was around $2500-$2800
What other fees are there? I assume these would be government mandated fees correct? Owners don't incur usage fees at Vidanta, right?
 
for what it is worth, I have a GB 1BR contract and i was told I could stay in a GL 1BR this summer (slow season) for $2500
Gosh I could stay in one of my 2-bdr GL weeks for less than that for anytime of the year.. With older contracts, the Usage fees go up each year, but they are not nearly as high as if we bought now. They can start at any price and then have the annual COLA fees added for each year. But, it starts with the cost it was when you bought it and then adds the % on.

Wow those are some serious maintenance fees for a 1BR.
I only pay maintenance when i use, and it is $1400 to stay in at GB in a one bedroom. It is higher than what I prefer, but I don't stay at Vidanta often, so I am comfortable with the slightly higher price considering i only use it when i pay it, and often it will get me the 2BR at that rate. The $2500 was for a GL. Considering I will not have to pay the 30k to upgrade, I think paying a little extra for the 3-5 times i will stay at GL, it seems worth it.

The bulk of my stays (in Mexico) are with the VDP properties

Did you buy the GB1BR from Vidanta or resale? I am guessing it's a 10 contract. Makes the price for a week much higher when you calculate that part in, especially if you don't use it every year (even higher for a week overall).

Please don’t get me wrong those are beautiful properties. I love staying at GM, GL

Here's the thing, I only want to stay at Vidanta 3-5 times every 10 years. Hence, the cost per use is higher, but my overall cost is lower because I am not on a contract that forces maintenance fees when I don't want to use. Additionally, I think in time I will not care to stay at Vidanta, so I like the 10 year renewable options. I bought my contract from Vidanta for just under 12k
