Vegas Strip Fees

I am a new owner at Vegas Strip and was informed that the annual fees are $720 in the ebay auction.

I notice in another posting that the fees are:

Club dues $99
Operating fee $534.14
Reserve $130.56
Real Estate Taxes $56.52
Total $829.22

So I am assuming that the cost of the MF in the auction does not include the $99 Club dues.

My question is, assuming I pay the $299 Hilton transfer fee, will my club dues be included in that for the first year, or will there be an additional fee after my closing to use the points at another resort? If the previous owner paid the Club fee, will the paid years club fee get transferred to me?

No club dues of $99 will have to be paid by you anyway. Even though the membership is transferable, dues are NOT.

I don't know which property has the cheapest MFs, but I would have to say a larger unit in platinum season has the power per point costs. Vegas is likely the lowest MFs per point, provided you own Platinum time.
 
The $299 transfer fee does not include the $99 club dues, but as to whether you'll have to pay them this year...
When I bought back in '07, my seller had already paid dues for the year.
I do not believe that I paid them again for the year, but that could be wishful thinking.

I paid $3,800 + closing & transfer for a total of $5,100 complete, including 2010 use. I would hate to have to drop another $99 club fee + $49 exchange fee to use this.
 
I just bought and had to pay the $99 membership on top even though the seller had already paid. They will get you if the can!!

Think of it as the cost of ownership. Sort of like buying a car, you pay the price, sales tax, registration and then you have reoccurring costs like car insurance, gas and maintenance.

Your $5100 was the purchase price, tax and registration. Now you are into the reoccurring costs.
 
Just think how much you saved from buying retail and you will feel much happier.
 
In any club the club due is not transferable from one member to another. Its still less than paying for an rci membership. Just think of it that way.
 
Where are HGVC locations in vegas?
There are three: behind the Flamingo Hotel near the center of the Strip, on the northern end of the strip near the Sahara Hotel, and just east of the Strip (and east of the Sahara) next to the Las Vegas Hilton.

i was sold a package for nov they said it was near the trump condo
They must be referring to the HGVC on the north end of the Strip as it's near the Trump condos.
