Using Paypal when renting

Using Paypal, I require a $100 deposit within 24 hours and the balance in full as soon as they receive the confirmation from the resort. That way I know immediately if they are serious or not. If they back out after making the $100 deposit, they lose the deposit.
 
I see what you are saying, but I don't want to deal with people backing out or defaulting 60 to 90 days out. With Paypal, they pay and it's done. I don't have to worry about collecting a future payment or trying to find another renter. A lot of the potential renters I get emails from seem kind of flaky and I had one guy who even forfeited his $100 deposit - but that was a week later, not 60 to 90 days out. You are probably right that most of the time people will follow through, and I guess I am paying the price for not wanting to deal with the ones that flake out!

When I rent ***WKORV*** the renter pays in FULL when they reserve. I don't even flip the booking to their name until I have all the money.

I use 60 to 90 days out for my own personal house that I rent, because I can always rent it again at 60 to 90 days. And I keep the 50% they gave me.

It took about 2 weeks the last time and I had to request it several times. I have the most luck requesting it through mystarcentral.com

Denise, how do you request it through MyStarCentral? Do you send an email from there?

Ok, I have to stay that this part concerns me. Because Starwood has problems with getting e-mails out, I can see all kinds of problems developing. Personally, if I paid a $100 to hold the unit, and then it took 2 weeks to get the confirming e-mail, I'd start to get nervous and think the person offering the unit might be up to something. I probably wouldn't buy their excuse that Starwood is having trouble sending the e-mail.

The length in time might also cause the potential renter to back out. Sure you get their $100, but you have to start all over. Denise, was your renter ok with this 2 week lag time between their deposit and getting the e-mail confirmation? If they do nothing else, I would like Starwood to fix this problem of sending out e-mail confirmations.

Have the renter call the resort. Their name goes into the system pretty quickly. Better than waiting for Starwood to send something.
 
I forward them the reservation confirmation that has been made in my name upon deposit(as part of the contract). I haven't had an issue with getting confirmation emails from SVO/SVN lately - since I changed my email (my work email wasn't letting them in - including SPG emails).

I agree that it is too long, but I have only rented my WKORV once so far, and the renters were OK with it. It took about 2 weeks to get the confirmation, but I forewarned the renters that it would be that long, and cc'd them on my emails to Starwood, and kept in communication with them the whole time, and they seemed to be OK with it.

I have rented my Kauai timeshare 3 times now, because it came with 3 unused week, and because that resort snail mails everything from Hawaii, those confirmations take 2 weeks also. I always stay in contact with my renters and try to develope a level of trust, and so far, it hasn't been a problem. That is one of the reasons I only ask for $100 until they get the confirm fromthe resort and then the balance is due.
