Westwinds is my favorate resort and I own two converted fixed weeks there. If the seller can produce the deed that matches the legal discription that this is a UDI contract, go for it. (a biased point of view from a owner).

Westwinds is my favorite too, but my kids prefer seawatch!:D

Apparently, make absolutly sure that the paperwork says that. Paperwork from the orignal owner that is binding on present day Wyndham as a successor in ownership.

So, this is indeed a UDI contract. However, how do I determine that it will share ARP with other MB properties?? That is what I am ultimately concerned about? Is that something that I would have to contact Wyndham directly about??

Perhaps I should just be patient and wait for a less iffy property to cross my path.

It looks to be a UDI contract, but I don't have ours to compare it to and be sure. Maybe someone else will be kind enough to do that for you. May I suggest that you edit your post to remove the name and address of the current title holders (about 12 lines down - under "Warranted Deed").

We love Seawatch as well! First Wyndham property we stayed at was Ocean Blvd and dh was so turned off by the experience that he didn't want us to purchase Wyndham at all. We like Seawatch a lot better and go for a lot of long weekends over the summer.. never stayed at Westwinds though.

I would suggest you look into Ocean Blvd points.. the MFs are lower than Seawatch and Westwind and it also shares Myrtle Beach APR.

we have 4 kids, ages 14-2, which is what makes Seawatch the preferred for us as well, but us adults also like to go to MB, just the two of us, once a year for an extended weekend getaway :)

i already have 154k at Seawatch. just looking to pick up a few more so we have enough ARP for a 2BR. This contract gives us just enough points to do that.

Per the legal description in ad this isn't a converted fixed week. Confirm before you buy but I'm fairly certain it will work for you. You'll probably get it for a song since IMO it's worthless without having another MB contract to combine with.

I ended up passing it by - but it ended up selling for $112.50 plus $98 in closing/transfer fees. The MFs were pretty high for the small amount of points, which ultimately turned me off.

I decided to hold out for something with a bit more points at one of the other MB properties that I know without a doubt will give me ARP at Seawatch.

That seems like a wise choice, to wait. A mid-sized contract is easier to resell later, if you decided you didn't want to keep it at some point. Also, you already know that you may like to take an occasionally adults-only weekend away in the off-season, so a total ownership that includes enough additional points to give you that, may be more appealing.

We do enjoy our large group gatherings at least once a year with our adult children/spouses and with friends and their families. :wave: But we also LOVE our shorter, relaxing, romantic getaways, for just the two of us. :whoopie: Fortunately, our Wyndham points provide for both. :clap:

We love our long weekend getaways without the kids as well, although now that my oldest is starting kindergarten, I fear those are going to be harder to take now. The teenagers are my stepkids, so we always plan those weekends when they are with their mom.

What we really need is to live closer to my inlaws - then we can pawn the kids off on them and not have to worry about the kids getting to school while we are away!!
