Update: Was able to line up buyer but Hilton exercised ROFR - next steps?

Hello all,

Thank you again for the help a few months ago on my parent's timeshare (see old thread in my account). I was able to line up a buyer using this forum and started the transfer process back in late December / early January (used LT Transfers - highly recommend).

We just got word from LT Transfers that Hilton is exercising their ROFR and I can't sell to the buyer. No harm in that, but I was wondering if there any others who have gone through the ROFR process with Hilton?

How long did it take? Were there any fees involved with Hilton or any other party at this point?

Basically I want to know when can this process be finalized and if any additional money needs to be put up.

Thanks for the guidance here!

Strange for Hilton to exercise ROFR for a Gold, 5,440 pts deed in FL but usually that means Hilton is taking this back at the price you had agreed to sell it to seller for (which was likely free).
If so, all good for you; no additional monies out from your pocket and hopefully they should take it back soon but defer to experienced mods here to respond (as I have not seen Hilton ROFR highly desirable deeds at nominal prices). Usually it is their co-developer Strand Capital who ROFRs SC properties aggressively..

Yes - I was selling it for free / gifting it to the buyer with all fees paid for by me. It was the Gold week property in the post above. I was surprised to get that email as well given all I read about ROFR being unlikely.

HGV has 3rd party developers under their FEE FOR SERVICE (FFS) model (see old investor slides below).
Based on rofr.net, ROFR has been exercised at some of these properties (Las Pameras and the South Carolina resorts).
