I have an upcoming timeshare presentation with Hilton in Orlando. The deal I got was very good to pass so I signed up - for 4 nights - $299+ tax $38 and I get 150K HH points after the presentation! That I value at least $1000, if not more.

So it will cover our flights and car rental as well, so essentially a free trip in exchange for a few hours.

However, since I am getting more and more interested in HGVC. I know not to buy direct, so am looking to buy resale.

Is there a best HGVC property one should buy into?
My main goals are cheap points to use anywhere (aka High Points to MF ratio)
Something I can dump without much repercussions (loss at the time of resale or hit to credit if I have to stop paying MF)

I think as long as it's deeded, annual, Platinum season, and the points:MF ratio is good, it's better quality, which of course means you'll pay more for it aftermarket, but you'll also be able to sell it for more when/if you get tired of it.

I think some of the Vegas properties have the best points:MF ratios, but others are welcome to correct me on that.

Personally when I'm looking for resale deeds, I don't look at anything below 10,000 points, so this will usually mean at least a 1BR, Annual, Platinum deed. Below the 10,000-point mark I have trouble rationalizing the MFs.

vegas generally had good MF/point ratios

Thank you. I was able to get survive the presentation. Was really not the bad. But they do seem to hide a lot of fees and rules.
Well, sure. If they told everyone all the rules and details, sales would suffer. Even without actually lying (and most of our presentations have been truthful), they can hide a lot and make things sound more attractive.

Cheers.
