Unpaid Maintenance Fees

sadly vistana is one of the ones regularly given away for nothing on the resale market, so unless you have a valuable week...you are likely going to have to give it away (and perhaps even cover closing costs yourself)

I believe we have a 'floating' week, at least we are able to come whichever time we choose. I guess a purchaser might not have that flexibility is what could happen?

making it even more depressing, is that many of the completed listings i see on ebay are from "donation" companies... ie the owners of those intervals paid a company many thousands of dollars to list their timeshare on ebay for them...with a $300 gift card attached to entice a buyer....all under the guise that they were donating their timeshare to charity.

your best option is to pretend to be a buyer for your own resort, search TUG completed listings, look at the current listings too...then go look at ebay completed and current listings as well. heck look everywhere.

then ask yourself if you were interested in buying at this resort with all the current resales available in the market today, would you pay more than $1 for what you own? or buy one of the other free intervals for sale?

I do not believe that vistana participates actively in taking owners weeks back...this is why you see so many of their resales offered for $1.

that said, if you can be persistent and convince them to take it back, that would certainly be your best option! Note that all the fees must be current for this to happen, they wont even consider agreeing to take it back if you are behind.

I have a timeshare as well but I have serious issues regarding this time share. There was a class action lawsuit that I missed out on. What should i do regarding this? It was with Colonial crossings in Williamsburg Virginia. A promise was made to us a long time ago in 2009. They reneged on it and now it has changed hands three different times. What should I do?

the best way to get rid of it is to have the developer agree to take back the deed.

the alternative (which may take a little longer and be a little more complicated) is to find someone to buy or take it from you. you may be able to give it away or sell it on ebay for $1.

if you welch on your obligation to pay maintenance fees, you are primarily hurting other owners and you will most likely take a credit hit (which may or may not bother you, but if you are looking to get a credit card or buy a car/house on credit, those things will be a lot more difficult...)

I'm in this boat. I am trying to give away an every other odd year Vistana Villages with 67000 StarOptions and I have yet to get a taker. It's a good week too but nobody wants it.

So don't feel confident you can give away even a terrific resort

The fact that "English Tim" is in the UK might prompt an intelligent HoA to voluntarily accept his "deedback" (assuming that maintenance fees and account are current). After all, he is "entirely across the pond" and well outside the scope of any possible leverage or consequences by the resort if he simply decides to not ever send them another penny (shilling?). It would be in the resort's best interest to skip the additional time, effort and expense of future foreclosure and just accept the deed back now --- even if also perhaps requiring an additional year of maintenance fees as a condition of acceptance.

I just followed your advice and put my Vistana Villages up on Redweek.com. I listed it for $1 and I'll pay this year's maintenance fees. I hope it works.

I did that. The thread got a little waylaid, with the best of intentions I am sure, with conversations about Starwood's fees. I have bumped it so many times that it looks ludicrous.

I too bought there in 2008 (my first timeshare). We never stay there, since it is an hour from our house. We did not convert to the point system during the takeover. As soon as I can I make a deposit into Interval and use it to trade. I've been trading it so far. I'm hoping at least the maintenance fees flatten out since they had to do a lot at the takeover time, that it will easier to sell. They may even take it back as long as it is paid off.

I agree try to give it back to developer or find someone to buy it for $1.00.
