Understanding Maintenance Fee Components

My understanding of the total maintenance fees for Wyndham resorts are that they consist of several items as follows: maintenance fee, reserve fund (what is this), property taxes and program fee. Is that correct? Any insight on what the "reserve fund" is?

The maintenance fee is what they use for the day to day running so so the resort. Staff Etc.
The reserve fund would be used for refurbishments and unit upgrades that that don't occur on an annual basis.

HOA fee consists of three components. Could be more but some one decided 3 would do.

MF is what it costs to operate resort

Reserve is what is required to replace major items when they wear out. Hopefully cash is put aside. Should be around 20% but each resort is unique. Developers often fudge to facilitate sales.

Taxes are estimated current year property taxes. For tax deduction need to get prior year actual from resort!

POA fee has nothing to do with resort. It pays for reservation system, "free" RCI membership, etc. It is fixed at $.54-$.62l / 1,000 points.
